Why does the public sometimes views us the way we do?  Is there a misunderstanding?  Lack of Communication or is it over promising and under delivering..Have you ever thought about it especially for someone who sits and waits to buy their first home..they are excited..overjoyed...but something has gone array..no return calls...and no explanation...we dial...redial...and email..and waste time because we can't get straight answers and in truth any answers..sounds grim right?..and then someone has to be the bearer of bad news but the problem is getting the bad news out!

Loan officers I don't want to be in your shoes..but we all are on the same team..it called working together...communicating...and sometimes being the bearer of bad news!

This is the same loan officer who fed another associate a lead...Our listing machine...nutured that lead and converted into a buyer...who was approved for a mortgage prior to the listing machine working with them...and then...the day of closing...the buyer was not a buyer at all...you want to talk about hard feelings? Similiar situation...we dial...we redial..and email...and the listing machine was let down...when he never received a phone call to let him know...until he spoke to the supervisor...the same supervisor..the one we are dealing with now!  Guess when the bad news came out..the day of the closing!

Now I can't say the transaction that our first time home buyer specialist won't go through but you start to assume many things...things start to look grim..especially for the first time buyer who dreamed of owning their very first home,  They've already given notice...and are excited about buying their first home but will they?

  • When there is a paper trail (email trail) and the loan officer will not respond.
  • When a transaction goes on for 4 months...and the buyer is ready..and so are all other parties included the city...but where is that mortgage professional who could not wait to do this loan?
  • When underwriting and the loan officer go back and forth and request doc's in the 11th hour when this transaction is scheduled to close on Monday and the city has not been able to get their hands on the numbers. Extension after Extension..you get the point!
  • When the seller who made it clear no...they will not do another extension..they lost 4 months of market time and then the seller questions was the buyer really qualified? 
  • When a letter of approval was issued and now underwriting is having a field day or is..just an excuse?
  • Taxes and insurance were not included in the payment...and now the payment and the interest rate may go up because of the lack of thought while putting this loan together.
  • When I look up the loan officer on line and find very little..and not only is it difficult to find info on the loan officer but the information I found about the mortgage company would make me run as fast as I can.

When I spoke to the loan officers supervisor...she was already aware...she was the one stating emails from underwriting were flying back and forth.  I made it clear...

I just want what everyone deserves...the truth and in a timely fashion..so if this loan does not go through...our first time home buyers specialist can figure out her next move and so can the buyer. 

 

Being the bearer of bad news is a difficult job and if you struggle to give bad news you might want to practice..

Otherwise..you waste so much time..money and effort..and there are many parties involved...

Good...Bad or Ugly news...people deserve to know the truth...and in a timely fashion.

I've seen this hot shot...pull rabbits out of her hat..its a good thing...because she might very well have to do that to get this first time home buyer into her new home!

Do you have trouble bearing the bad news?  If you do...I suggest you get better at it...because as you know...its part of your job!

It takes a certain amount of grace to break bad news.  Some just don't have it, and their reaction is to avoid.

Since the Realtor is very close to all aspects of the transaction, and, in the eyes of the buyer, makes a TON of money when the deal closes, often that agent is seen as culpable, rightly or wrongly.

It seems to be a growing part of our job to get things through, no matter if one of your Professional Partners falls down.  When that happens, I let my clients know - because they often know others that can benefit from our passion and ability to turn a potential bad situation into a good one - if it can be done.

Bad news is like eating frogs for breakfast.... if you eat the biggest one first the others are easy. Many times others are at fault but we make it worse by inaction, poor communication and just being oriented to the next deal... all customers should be clients in for the long haul and that takes commitment and relationship and communication.

Hi Midori,  Never met anyone who enjoyed being the bearer of bad news.  The longer you put it off the worse it may get and the cycle repeats itself.  Thorough preparation and open communication with the client helps but  bad news is emotionally tough on everyone.

The phrase 'don't shoot the messenger' comes to mind! That's one of the reasons it's important to have a good connection with your client.....empathize but remain objective and proactive.

There are many parts of real estate that requires bad news...but I believe the sooner everyone knows the sooner the solution can be obtained!  When I think about some of the conversations I have had in my life...its not that diffcult..its just not enjoyable. 

When you avoid conversations its much worse...it leads to buyers and agents losing sleep...or causes unwarranted panic with buyers and sellers.  Is this how you want to have your buyer or seller remember you?  And the impact and aftermath that is left for the two agents to clean up?  Its just not right.

I've given some real bad news in my lifetime...while it was difficult...my theory is...get it over with...find a solution...and act! 

This is not an attack on loan officers or any industry for that matter...the reality is our jobs..sometimes feel thankless...or stressful but imagine how a buyer feels when they have no clue to what is going on around them.  Communication...and in a timely manner is what every one involved in a transaction needs.

I got my 1st decline of a mortgage in 23 years yesterday. The buyers were pre-approved but in my mind never should have gotten the letter to begin with. It was complete negligence on the loan officers part. The communication was awful and I was mislead. Unfortunately there is nothing I can do about it...ARRGH!

Great post Midori.  There are many times I need to give bad news... when we can't qualify people, when interest rates go up, credit scores have decreased or guidelines have changed.  As you said the important part is to be honest and communicate with the borrower, Realtor and other involved parties. 

There is no use in hiding it, and the quicker everyone is informed the sooner you can start working on a solution.  It amazes me when loan officers just "hope for the best" or let the client's find out about rate/term/fee changes at closing, and of course do not even show up to it!

Depends on why the sale doesn't close.  If the mortgage company is denying the loan, simply tell the buyer and figure out why.  Don't take the loan officer's word for why.  Figure it out. 

Generally when a loan is delayed or denied, it wasn't qualified in the beginning. 

Folks think I'm crazy for being such a control freak, but I want to know everything about my buyer's transaction from beginning to end. 

We're the only ones with fiduciary.  It's out job.

More often than not I see agents delay the delivery of some bad news.  This makes it even worse.  I know it's difficult and sometimes emotionally draining but the sooner delivered the better.

So what is the outcome.....

Today we finally got the letter of denial...and guess what...the loan officer...never called anyone as a matter of fact...his supervisor did not call anyone and we gave her the benefit of the doubt...I instructed the agent to call her.no response and she was kind enough to try to communicate one more time via email....the agent then contacted her manager....and guess lo and behold the loan was denied...

BUT there is more.....

A reputable company now has the file..and as I said it before...the hot shot has a way of fixing things!  The solution to the entire problem communication! 

Nothing is wrong with being a control freak this loan officer was recommended to the buyer...and was already in place before the contract was written...this isn't the first time this has happened with this particular loan officer...and the sad part..there are thousands in town who could and would do a better job!  If something needs to be said...just say it..and be done!

Reading your post as I'm waiting for the loan officer to let me know if the loan (which is suppposed to close tomorrow at 11:00) has made it out of underwriting or not.   On Tuesday my thought was there is not a **!!**# chance of this deal closing on Friday as planned, but we keep "shooting for it".

So today at the walk through I'm the one telling the buyer there is a very good chance that we will not be able to close tomorrow because the underwriter could come back with exceptions - or the closing department may not have enough time to get the package ready if it IS approved.  So, who pays for the movers when they don't need to show up tomorrow afternoon, who tells the kids they don't get to move into their new house and who gets to be the brunt of the frustration the Buyer AND Seller are feeling.  Not to mention that I just told a buyer that I could NOT meet them tomorrow afternoon because I was tied up - so I could be available for THIS buyer.

And the loan officer DID say he would call me when he got to the office this afternoon - which should have been around 1:30 and it is now 5:30......  Oh well Don't you just love it!

Hi, Midori!

I've been the bearer many, many times.  I worked in title, so I doubt I had the same bad news you might, but I have been yelled at by so many agents because they were stressed out by the lender not being responsive or the survey not being in on time or an update on the payoff not coming in in time for a quick settlement.  Lord help us! 

The main thing to remember, as with everything, is to BE PATIENT, draw a DEEP BREATH, and DO NOT REACT without first thinking through the consequences of your actions.

I've always thought it is better to share the news right away and figure out how to deal with it then it is to delay sharing it with the appropriate parties.  Good luck!

I totally agree. I had a lender not lock my clients rate because she got the flu and my client PAID for it...LITERALLY. The worst part was that she did not take any responsbility for her actions and her ego set in and attacked my client.

Finding a lender is SO crucial to how effectively your real estate business will run.

Of course I have trouble bearing bad news but many times, I would not even have had to bear it if the other party had throught it through a little more thoroughly. My seller almost didn't get his payoff on closing day but then the title company got a bright idea but instead of just doing it, they called me with the bad news which I had to give to my seller. Once we got there they "fixed" it.
