Welcome to the Market Conditions report for Sudbury MA. Year-to-date there have been 59 closed sales (single-family homes) up from 37 for the first four months of 2006. The median sale price was also up - $660,000 vs. $615,000, while the average sale price was down - $736,714 vs. $762,778; and the number of days on the market was up substantially - 217 vs. 139.

Currently there are 142 homes on the market down from 159 on 5/4/2006. List prices for single-family homes in Sudbury range from $299,500 to $2,100,000. Although total inventory is down, there are three price ranges that offer more opportunities than last year. $400,000- $449,999 13 vs. 5; $500,000-$599,999 31 vs. 26 - anyone in this price range has some excellent choices! The 1.5 to 1.999999 million range has 13 on the market vs. 7 last spring.

Of the 142 homes listed 15 have accepted offers waiting for contingencies to clear, and there are 25 sales pending. The average time on the market for sales pending is 143 days down from 173 last months - good news for sellers!

While the supply is leveling off demand appears to be increasing - agents in the area are getting busy again! Listings are getting more showings and there have been a few sales within days and even some instances of multiple offers in Sudbury and some of the nearby towns. Buyers who wait much longer may end up missing out!
