Well, here we are again, back at my client's house, we have spend a few hours looking at multifamily properties, we were lucky today and the properties we viewed were in very good condition, two of them were bank owned and one owner occupied.
The market is presenting customers with a wide array of opportunities when it comes to purchasing a property, however, it is very important for the customers to understand the scope of the transaction, while purchasing a property from a bank could result in instant equity gain, however, these properties are not hassle free, very often they required a substantial initial investment before they can be rented or lived in. I
t is also very important to remember that since these properties might not be livable, the financing might be difficult to secure. Rhode Island Housing, which is the state housing agency is currently starting to administer a program to help customers buy foreclosed property, more details will be coming up in the near future.
Some customer might be better served by purchasing properties from private seller who are very motivated, often these properties are better kept and they qualify for conventional financing, there are also very good opportunities in the short sale market, often, these properties are still occupied and also qualify for conventional financing.
