As an Atlanta home inspector I am often called out to do roof inspections on homes that were damaged by hail and insurance companies have it replaced.  So many times the home owners want to make sure the job is done correctly

Brand New Roof Inspection from the Atlanta home inspector

This picture is of a concentric vent for the furnace where the exhaust vent and combustion vent are separate.  Air flows into the outer vent and feeds the fire in the furnace and the exhaust fumes exit through the center pipe.  There's supposed to be a special cap on the top of these vents that keeps the air from mixing at the top.  The roofers put a lead flashing around the pipe to keep it from leaking.  Instead of using a regular vent boot they use the lead flashing then they turned the flashing down into the inside pipe.  This blocked the air from entering the outside pipe which caused the furnace not to work correctly.

In the above picture, the roofing contractors installed screens on the gutters but they left this space open without any gutter screen protection.  I found two or three similar areas where there wasn't any gutter screen protection in place.

As an Atlanta home inspector, I see this kind of stuff all the time.

David, I can not figure out why people can not do their job correctly.

Danny, it will make you scratch your head and ask "What were they thinking?"  Thanks for stopping by and commenting.

David,

It really irritates me is that they spend all that money replacing the roof and they will leave the old cracked and split roof jacks. Might cost another $30.00 to put new ones on....go figure.

David, I really believe that many tradesmen leave their brains parked in the driveway...

Keith, there were several issues just like that where things we suppose to be replaced but they wasn't that bad so they used the old ones.  Needless to say, this is a happy homeowner, and a not so happy contractor b/c they had to come back out.  Hey that's what the guy paid me for :-)  Thanks for stopping buy and commenting.

Michael, I agree completely.  I think they just didn't think it would be checked.

Thanks for stopping by!

David any time you want to swap crazy roof pictures with me let me know. I may only have about 200 or so from 2008. Concentric vents are always messed up. I would blame the estimator. I can give him a little credit for trying to use a squirrel fodder, I mean lead pipe collar.

Here in San Diego, I think that when it comes to the roof, the attic, and the foundation crawl space, "out of sight, out of mind, skip the work, charge for it," which was the title of a post I did late last year. I do have job security, though, in this economic climate.
