Do I need an agent when buying a home?

If you ask any REALTOR® that question they will tell you YES without even batting an eye.  Now me on the other hand will ask you 9 questions and then answer the question.  You see there are several items that a professional real estate salesperson can provide to you while in pursuit of your new home.  So ask yourself these questions if you are considering going it alone in your purchase of a new home without the assistance of a real estate professional.

  1. Do I have time to research the residential housing market?
  2. Do I have the knowledge to integrate and understand the information available to me?
  3. Can I integrate the information available on the real estate internet sites into useful data that can help me accomplish my goal of home ownership?
  4. Do I have the expertise to negotiate on my own behalf?
  5. Do I have the ability to find a qualified home inspector?
  6. Do I have the time to research the home loan programs available in the market?
  7. Do I have the time to interview mortgage loan officers?
  8. Do I have the time and expertise to target market, if necessary, for the type of property I am looking to purchase?
  9. Do I know the zoning regulations and building codes pertaining to residential real estate in the area I am interested in moving to?

Answering NO to any of these, and they got tougher as you moved along, suggests that you do need the help of a seasoned real estate professional.  Purchasing a home is probably going to be the largest single purchase you will ever make!  Don't go it alone.  Use a REALTOR® to help you in the purchase of your new home.

There are times that we need to toot our horn and I believe that now is that time.  The buyers in the market today need to know what is going in real estate and that they have someone looking out for them.

That is an awesome idea.  I don't think that I have ever heard of anyone around here doing such a thing.  I wonder how they got themself out of the way when a contract came in?  HMMMMM

Your list poses a great set of questions.  Here is the problem - you can buy or sell your home by yourself.  You may have no problems.  Over 15 years, I saw the do-it-yourselfers visit my law office on a fairly regular basis. Here are a few examples:  Loss of earnest money (untimely exercise of financing option), defects in home (water, roof, structural), unfamiliarity with neighborhood (location of highway, airport noise), building code regulations (bought intending to operate home business), legal (bought a 1/2 interest thinking it was full ownership), encroachments (costly defense of fence and roadway litigation), bankruptcy (loss of deposits due to builder bankruptcy or title company defalcation), environmental problems (mold, radon, sewer problems, overhead wires, unstable soil), defective repairs (flues, roof, HVAC), fraudulent transactions (inflating purchase price, splitting inflated price) etc. I can't say that using a Realtor would have prevented all of these issues - but it would have at least decreased the likelihood.  Each of these mistakes cost thousands of dollars to fix.  Is saving 2% or even 5% really worth risking your financial future?  Before I started our real estate brokerage, I bought 2 homes and sold 1 home,  As an attorney, I probably could have done much of the work, but I chose to use a local Realtor for each transaction.  In the long run, it saved me time and money.

These are some great reasons for using a REALTOR.  If for no other reason than to have some peace of mind in the process.
