Hot Water Tank

The home's Hot Water Tank

Water Stains

Found water stains below the hot water tank. This very well could be a sign that the current hot water tank is failing. Though the damage does appear to have been there for some time which could have been caused by another hot water tank. There was no signs of active leaks coming from the hot water tank and it's only 5 years old. The floor should be replaced because the hot water tank is not 100% supported. If you should find water near the hot water tank in the future, a qualified plumber should evaluate and replace or repair the hot water tank if necessary.

Just had that happen today....but there was an active leak from the tank. Weird too, tank only going on five years old.

Just had an inspection where we noticed signs of "blowback" from the gas flame on the outside of the water heater...but no signs in the attic or anywhere else of poor ventilation.  The area outside the H2O heater was free of obstructions & had plenty of airflow--any ideas on what the trouble might be?

I did this Inspection in 1994, back home. It's just like most things any more, the manufacture's seem to be making thing, where they don't last as long. Hard water in an area can also do a number on a hot water tank.

Dale we have allot of lime in our water down here in Texas; that is usually the culprit in many cases why the hot water tanks fail. My brother-in-law just repaced his heating element in his. They do take some maintenance. If they begin to fail might as well go ahead and replace it and have peace of mind.

We have a lot of sodium  in our water. Many taks go out in just 3 or 4 years as a result.
