As of May 4, 2007 18% of available listings are in escrow in Sonoma, CA, indicating a Buyer's Market.  So, HELLO BUYERS!  We Want YOU in Sonoma!!!

While the sales volume has picked up some, it's not enough to keep up with the increasing inventory.  Prices, however, are holding pretty steady.

For the month of April 2007 31 homes sold in Sonoma for an average final selling price of $758,161.

The average original list price was $816,952.

These homes took an average of 125 days to sell.

Of the 31 homes that sold 2 sold AT their original asking price and 3 sold OVER.

Hi,

I have an interest in 3.4 Acres off of E. McArther in Sonoma.  It has a small house on it with views.  Just wondering what that might list for these days (roughly).

Hi Dale,

You don't say how I can respond to you, so I am hoping that you will check back here.  It all depends on the location, views, quality of the home, what the septic perc'd for--or if it's even on septic.  Is it on septic and well?  Or is it city sewer and water?  I am assuming it's level since it's on East McArthur.  How is it zoned?
