I ran across this really great post by Keith out in Texas and almost all of the comments did not give out estimates.  So here's another question that goes hand in hand with the post, do you give them several names of contractors who you know do a great job? 

Via Fort Worth Home Inspector Kent Keith (Fort Worth Home Inspectors):

Client: So you say the air conditioning won't turn on. How much will it cost to fix?

Me: I don't know

Client: The shower has very low water flow? How much will it cost to repair that?

Me: I don't know

Client: I noticed that the old wooden windows are in poor condition and most won't open. How much will it cost to upgrade the windows?

Me: I don't know

Client: Why did I hire you?

Me: To inspect the house ma'am

 

Of all the hundreds of houses I have inspected, I have had clients ask me many times about repair costs and they are understanding when I tell them that I do not give estimates. But today I had a client that thought I was pretty useless because I refused to give her repair costs of some of the defects. In a professional and calm manner, I tried to make her understand that since I don't troubleshoot defective items, and not knowing exactly what is wrong, I would not have any idea what it would cost to repair and I don't keep up with contractor labor rates and material costs. Besides, I would never want to get that phone call from a mad client that got the estimate from the contractor after I gave them a much lower number.

Do any of you give repair estimates to your clients? I keep thinking I have heard of some states that want inspectors to give repair estimate costs.

David, I am not in Atlanta, but I wouldn't expect a home inspector to provide estimates on repair work.  That is not your job, and it is up to the Realtor to explain that to their buyer.  I might know of some contractors that I could refer my buyers to, if they are looking for estimates, but they are welcome to use anyone they choose.

David, I too am asked to give estimates. I will give them a ballpark figure and tell them that the price will vary from company to company. Don't take my word for it - Talk to the folks doing the work...

Hi David - I won't attempt to give estimates on repair work but do try to maintain a list of contacts that I can give clients for different needs.   Our company also maintains a referral list that we can use to give information to people who are seeking a variety of services.  It's a good customer service feature and, of course, the client has to make the contacts and final decision who to use.

This is one of the most common questions I get; but most of my clients do understand why I do not give estimates.  But there are web sites that will give them some idea as to the cost.

I give general ballpark numbers but contractors prices vary widely and most times we don't know the exact issue. For example a burner on a stove may not light. Is it the burner tube or the computer circuit board. Cost of a circuit board could be several hundred while adjusting a burner tube is a quick fix...

No estimates in Massachusetts, State law prohibits home inspectors to give cost estimates or even a ballpark figure. Best we can do is advise them who they should contact, such as a roofing contractor, electrician, etc. Some complain but most understand and do not push the issue.

I have a list of Power Partners to whom I can refer my clients. There are also several web sites that provide good estimates. I do tell my Clients that since I don't do that kind of work, I have no idea how much something might cost to repair or replace, and "I never have a Client call up to tell me that it cost $248.27 to fix the doohickey." That always gets a laugh and helps calm the Client's frustration from not getting an answer to their question.

I like when I pop out of the truck to measure and estimate a roof, the first thing they ask is "How many squares is it" #1 I am not the great Kreskin, #2 people who still think you can quote a price per square make me laugh.

As far as asking you for an estimate, consumer's want to maximize their dollar. They want quicker faster better cheaper now. If when they asked how much to increase the water pressure, you could tell them to squeeze the pipe? That would be free...

Russell, that is what I am starting to do is build up a contractors list of people I know or someone that I know highly recommends them. 

David,  that is so true about them wanting their monies worth and I am the same way.  Thanks for stopping by and for the laugh.
