Do you have a home buyer?  Congratulations!

That means that you have a great reason to make some phone calls.  I always ask my buyer to drive around in the neighborhood that they like best and write down all the homes address that they like (not listed).  I then call all these homes owners.  I tell them about my buyer and our situation and ask them if they have thought about selling their home.

You'd be surprised how many will consider it

To Lorrie's point, I would drop notes (pre-printed) at homes I would love to live in on walks in our neighborhood.

If the price is right, anything is for sale.  With the amount of homes on the market currently, I don't see doing this in the near term.

I have thought about doing this for a buyer who hasn't found the "right" house yet. I'm getting so desperate I may actually do it.

I personally have done this, it has never generated any business for me nor worked for past clients (on several occasions I have tried), but I've heard of others that this has worked for.

I think it's the luck of the draw.
