get it off the marketWe woke up to a chilly 40 degrees outside this morning. Now for those of you up North, I know this doesn't seem cold, but for some us here in Florida, it's really cold!  We hear that the temperature will remain this way for a couple of days.

I'm on my way out to meet my first time homebuyers to look at some properties, this morning.  They are a great young couple, newly married last year. I helped her parents buy a house about 8 years ago. They chose to rent an apartment for a year to save up some funds and in anticipation of the declining market. Yes, our market has declined since that time. They are pre approved for a mortgage and will be receiving a $5000 bond from the State of Florida to assist in their down payment.

We are only looking at 4 houses this morning, as they are very familiar with the area in which they are buying and they have narrowed down the type of home they would like to purchase.  They have been scouring the lists I have been sending for the past year.

Well, unfortunately one particular house is on the top of their "to see" list today.  It is in the area they like, they have done a drive by and it is in their price range. Of course they can't make a decision until they get in to look at the property.

However, it appears that the listing agent may not have the same mindset about them seeing her listing.

I started calling for showing instructions on the property on Wednesday. The showing instructions are to please call before showing. There is one phone number listed for the agent and the company.  There is one fax number.  Since Wednesday, I have called the listing agent 7 times on the phone number to call for appointments.  Her voicemail doesn't identify her or her company when I dial the number.   NO RETURN CALLS!  I have called the fax number on the listing.  A LADY ANSWERED -WRONG NUMBER! I looked in the phone book, found 2 numbers under her name.  I called the first one - DISCONNECTED.  I called the second number twice - NO RETURN CALLS! I emailed her twice with the email address in the listing -NO RESPONSE!  I called the Board of Realtors and asked if she had a different phone than the listing - SAME NUMBER I CALLED 7 TIMES. The Board of Realtors gave me a different email address than the listing indicated. I emailed her there twice - NO RESPONSE.

Now, I'm stumped and a bit agitated by this time.

Either the house is for sale, or it isn't. I can't figure out the lack of response:

-maybe the listing agent is making so much money she doesn't need to sell this house.

-or maybe she's vacationing in the Bahamas and forgot to forward her calls.

-or maybe she moved out of state and forget to tell anyone.

-or maybe she got out of the real estate business 6 months ago and forgot she had this listing.

-or maybe she doesn't care that the owner is getting ready to drop into foreclosure.

THE LISTING AGENT IS THE OWNER OF THE REAL ESTATE COMPANY that this property is listed with. She is the broker!

Maybe her lack of response explains why this property has been on the market for over 380 days and the price has been reduced from $145,000 to $95,000!

My gut ALWAYS tells me in a situation like this, if it starts out this rough, this is an excellent indication of how the rest of the transaction is going to go - being a short sale, this lack of professionalism and response means this property doesn't have a snowball's chance in 'you know where' of closing.

GET IT OFF THE MARKET IF IT'S NOT FOR SALE!  You're wasting everyone's time.

Hey Sandy, WOW how frustrating. Typically Realtors are egotistical (don't take that the wrong way). I don't know how mnay times agents avoid calls and emails, but when they need something, they need it NOW. lol

That really stinks about your buyers. I know it's hard to find qualified buyers in this market, let me know how it turns out. I'm sure there is going to be a good final chapter to this story :0)

You sure went above and beyond in your attempts to show that listed property. Makes one wonder what the other property owners listed with that brokerage are experiencing.

With a start like this I would have to agree, the subsequent steps would all be downhill.

This is a growing problem here in Atlanta.  Many agents cannot be reached, Active homes we are told are under contract and they sit for months and sometimes years.  Agents need to leave the business that are not actively working real estate.

Hi Sandy! I can see you are frustrated! and I don't blame you one bit!! This is a little off topic, but I have to tell you this story... I called buyers for 5 days straight...left messages, no phone call back! I was getting pretty irritated, so unfortunately, the last message was a little stern, guess what- she called back on the 6th day and APOLOGIZED _ BUT SHE HAD BEEN IN THE HOSPITAL!! I felt terrible! Talk about a paradigm shift!

I agree it is terrible with the lack of response from some Realtors.  How some people stay in businsees is beyond me.  What I wonder is, why some agents try so hard to even get listings, and then one that can't even return a call seems to have no problem.  It really is a strange situation.

This really burns me up!  I have experienced this same issue several times in the past.. Why is returning a phone call or email such a problem??  This would be why we rank under used car salesmen in ethical behavior...  No offense to the car salesmen or other professional Realtors but it only takes a few to make everyone "BAD"...

Remind your buyer, the perfect house for them will be one they actually get to see!!

Hi Lorraine and Loretta, We went to the house today, found an unlicensed vehicle in the driveway, but garbage out at the curb for garbage pickup.  We rang the doorbell. And the buyers found another property they would like to make an offer on.

Kristin, Oh our driveby, we determined that the roof was probably on it's last year or two and probably wouldn't qualify for the FHA loan program they were using.

Wow its sounds like it was warmer in KC than it was in Florida today that's gotta be a rarity.  I woke up to a nice 60 degrees it actually hit 76 later in the day.  Not that it means much it will probably snow tomorrow.  Listings like this just frustrate me to no end.  The only excuse for this lack of professionalism is being kidnapped.  Seriously this house should be off of the market.

Hey Sandy unfortunetly I think the state of the market could make almost any agent want to pack up their bags, shut off their phone and cry (lol). But good on you for trying that much to get in touch with the other agent.

There is a LOT of need for cohesion between Listing and Buyers agents right now, especially with all the exxttrraa work that is going into finding and closing deals...so much new territory still being figured out!

We work with a ton of agents to help them close their short sales, and we carry our listings to avoid this EXACT scenario...but I know how your situation can be frustrating. Hope your situation worked out!

PS It's about 70 here in Phoenix....can't complain! (Ducking from any flying objects being thrown) :)
