I have been noticing that there is an increasing number of homes that are being bought up by Fannie Mae (Federal National Mortgage Association) and Freddie Mac (Federal Home Mortgage Corporation). These homes are, by far, the "Best Values" of the foreclosures in the Cobb County, Ga area, which includes Smyrna, "Vinings", Marietta, Mableton, Kennesaw, Austell, Powder Springs, Acworth and "East Cobb where some homes have Atlanta addresses. Not only are Fannie Mae and Freddie Mac owned properties "Best Value" foreclosures" but they don't get tangled in the red tape typically associated with foreclosures; they are priced well under market value and close quickly. One must be aware of the fact that with these foreclosures comes an "AS IS" stipulation (no property disclosusre or pest inspection, etc.). Choose a home inspector ahead of searching; one who can jump in and inspect the property ASAP. As for money to purchase; at the very least one must be prequalified, meaning that the mortgage company takes you at your word as to income(s) and liabilities and qualifies you on your word only and does not necessarily mean you will get the loan; the mortgage company might find something in underwriting later that you missed letting them know, etc. If you are smart, you will ask to be preApproved, meaning the money is ready and approved for your found foreclosure. Why? Because the one who presents the best offer, which includes price, showing documentation of PreAprroval by a mortgage company, has sufficient down payment and can close the earliest will take the property. So be prepared, if you are serious about purchasing a foreclosure.

Find one that takes you directly to what is available in your given area without a lot of "run around"...Staying updated with the "Best Value" foreclosusres means knowing what properties become available without delay and being prepared to jump on a "Best Value" ASAP.
