FHA is revamping their guidelines.  The lenders are following suit.

Unless you have a streamline refinance the magical score is 600.  I have check with many lenders and they all say the same thing.

Here is what we can do to get the homebuyers into their new homes:

1.  Look at their credit report before you submit it.  Make sure there are NO errors on it or any strange items.

2.  If there are any errors or strange items get it removed.  The credit bureaus have only 30 days to correct it.

3.  Tell you client to quit using their credit cards while you are working on finding them a new home. 

4.  Tell you client that they must realistically look at their financial picture, and give some thought into plan B if their present financial standing may change.  Always have a back up plan.

5.Tell the future homeowner that this is their investment in their future and in their community's future and in order for everyone to put down the "fear"  we must invest in the USA.

We can survive, just ride the wave.

Marian,

Although your recommendations on keeping credit scores high are sage advice, we have a number of lenders still capable of doing FHA to 580 and some that will still consider FHA to the HUD imposed minimum of 500 (over 90% loan to value). Please clarify when spreading this kind of information since it does none of us any good if a buyer with a 598 score decides he can't buy a home after reading this post.

Many individual lenders have "overlays" that are stricter than HUD's requirements, but thankfully there are usually a few that don't!

Yes, HUD does change things, but their last change about credit scores was on September 4th, 2008, in mortgagee letter 2008-22. HUD still allows for credit scores below 500. It all comes down the investors. We can still manually underwrite loans down to a credit score of 580. We can still do loans as a broker down to 530...  HUD allows credit scores below 500 with more than 10% down or at a 89.99% LTV...

Overall, it is February and your title makes it sound like it is 600 now, when it isn't.
