The Average list price for the homes that closed in Westboro for January of 2009 was $470,249

The Average sale price for the homes that closed in Westboro for January of 2008 was $248,975

The Average sale price for the homes that closed in Westboro for January of 2009 was $470,249

This is indictive of sellers becoming more realistic in pricing their homes properly. The number of sales so far year to date is down substantially from last year.

These statistics are similar to many of the towns in Metrowest MAMost of the surrounding towns experienced a decrease in the average list price and sale price for the January to December time frame.

It looks like the sellers in this area are pricing homes to sell. A lot of that is probably due to agents helping them understand what the market is doing and how to get ahead of it. I hope you do have a great spring.
