The Palos Verdes Peninsula was awash with buyers over the weekend.  I showed property and there was a people party at each of the homes we viewed.  We were three buyers deep at one property.  The other agents and I stole glances at one another with the look of sheer amazement in our eyes.  Could it be the market is ready to bloom early this year?

The weather was certainly cooperating.  My clients were clad in summer attire.  The prices are cooperating too.  It appears sellers stepped out of their winter caves with a new mindset on value and what it means when applied to their personal residence. Hallelujah, they now realize their home is not an exception to the rule!  The homes we saw were  all priced right and one of them was in escrow by Monday morning.

The groundhog saw his shadow today, but perhaps the shadows of the local real estate market are giving way to more sunshine--and more offers.

Here's the good news in our market...There are more people out looking now because they are sensing the bottom is here or near at least.

Here's the bad news...7 out of those 10 people out looking can't qualify for the loan for the house they are looking at...and at least 2 of those 6 are looking in a price range that is above what they could ever afford because they want to steal the house cheap.

So, it's good that we have more traffic, and I am always trying to be positive, but I also want to be real, and not get my sellers thinking we are going to sell the home lightning fast without cooperation from them on price.

On an average of 15 to 17 listings we have been having 36-46 showings in any ten day period. Houses have been selling so it is not the same group of houses. Before the election we had many ten day periods with fewer than 5 showings. I'm encouraged.

I agree... I have seen increased activity. Maybe we are now Accepting the Schock of the Economy. Along with Confidence in our New President and are Ready to Move Forward, I feel that there is a lot of pent up demand out there for Real Estate

My own house is on the market and slowings seem to be a little slow, although interest is good when they see the house. Prices are still falling. Prices will keep falling because they are still too high compared to incomes and rents. A safe mortgage is a maximum of 3 times the buyer's yearly income, yet mortgages have been 5 to 10 times incomes in the last few years. A landlords' rule of thumb is that a house should cost a maximum of 15 times the annual rent it can bring in, yet in coastal areas, houses are still selling for 30 times annual rent, even after recent price declines.

Nice to hear some encouraging words.  Things seemed to have picked up and then we were hit with a foot of snow in the Indianapolis area.  Showing tapered off again, but after reading this post and all of the comments, I know that Spring is truly right around the corner.

Your comment "the prices are cooperating too" is the major reason in my market area that houses are selling. I am seeing new listings that are priced below the lowest comparable on the market are getting exposure, getting buyers and getting sold. In some cases, there are multiple bids and an over list offer takes the property. This is exactly what we need to get the homes sold and put the brakes on dropping prices.

Very optimistic!  I used to say that the spring market started near Feb 15th but that was before this market arrived!  By the time you had a normal market time of 60 to 90 days you were closing near the end of May - bingo springtime!  I don't think I'll be using that phrase this year.

I couldn't agree more.  We've had showings at some of our listing this past week that hadn't had activity in a while.  It's cold here, but people are ready to buy.  The interest rates, the tax credit and great prices are really helping.
