1. Negotiate well (price, repairs, closing costs, move-out dates, inspections, time frames and additional addendums)

3. Brings a buyer to closing within a reasonable time frame

4. Don't fall into the trap of high cost of advertising (newspaper, flyers etc)

8. Pictures of poorly displayed FSBO signs (what message are these signs giving the buyer?)

9. Title and Mortgage Company partnerships

10. Calculator to do the math on extra mortgage payments

11. Number of Realtors in MLS all working together (strength of Industry)

12. Articles on why FSBO's fail

13. Your WHY document on how and why you have the best ability to get the seller the (4) things they need (Highest net, most protection, least amount of stress and the best opportunity to sell within their timeframe) (kimdickey.com, newsletter #19)
