Here's some charts reviewing statistics of homes for sale in Lebanon PA. We'll look at home sales and prices for new, sold and expired listings. The results may surprise you:


Lebanon PA homes for sale steadily increased year-over-year since 2005 until they declined in 2008. The percentage of Lebanon PA homes sold has been steadily decreasing since 2005! In 2008 not even 60% of listings sold. On the contrary, the number of expired listings in Lebanon County has risen to 36% versus new listings.
Let's look at Lebanon PA home prices for the same period (2005-2008):


The average price of new listings in Lebanon PA have increased from $175K to just about $200K! That's a lot in 4 years. The average sale price kept pace with the increasing list prices until 2008, when the sold price fell back. The average sale price is at 84% of the average list price. What does this say to you? Of course, the average price of expired listings in Lebanon County is off the charts at $228K for 2008. These listings were unrealistic (or so thought the Lebanon Real estate market!).
Now appears to be a good time to buy in Lebanon County PA as sellers seem to be adjusting their prices and there is some sense of urgency to price accordingly. Hope this statistical review is helpful!
