Great Central Florida real estate deals we closed in January 2009 - Orlando, Sanford, Kissimmee, Deland

January started the year off with a bang.  Although the market is still sluggish, deals are closing.  In fact our office had 19 closings in January. Many, but not all of these, were foreclosures, short sales, and bank owned deals.  Here is a sampling of some of the properties our Realtors sold last month.

       

  1700 Billie Lynn Point                      2007 Winslow Drive                     329 Drake Elm Drive

1.  1700 Billie Lynn Point, Sanford, FL 32773. 4 bed / 2 bath / 3-car garage home in a gated neighborhood.   This was one of my favorite foreclosure houses that I have sold in a while.  Most bank owned REO properties need a little bit of work.  This house was in perfect condition with a spacious kitchen, big corner lot, and brick pavers in the driveway.  The prior owners left the house cleaner than some of my tenants do.  They left behind all the beautiful appliances and even the garage door remotes. Tax assessed at $292,010 and sold for a mere $200,000 - our first closing of 2009. Yea!

2. 2007 Winslow Drive, Orlando, FL 32812. 3 bed / 2 bath / 1-car garage house in the Conway area. This was a short sale deal.  Unlike many short sales this one went quick with only 52 days from contract to closing. Tax assessed at $160,515 and sold for just $119,000.

3. 33 Poinsettia Drive, Deland, FL 32724. 3 bed / 2 bath / 2-car garage house on a big lot just like everybody wants. This one was also a bank owned REO house.  Tax assessed at $170,764 but sold for only $98,000.  You can't beat that.

4. 329 Drake Elm Drive, Kissimmee, FL 34743. Another 3 bed / 2 bath / 2-car garage home.  This one is in BuenaVentura Lakes near Kissimmee. This was a foreclosure deal owned by a bank REO department. We represented the buyer on this transaction. It was tax assessed for $212,400 and sold at the top of the market for 230K.  Our buyer got it for just $114,900.

5. 1940 Lavon Street, Lakeland, FL 33805. 2 bed / 1 bath in average condition.  This just goes to prove how cheap you can get some of these deals.  We negotiated this deal out in December but it dragged on into January because of the REO seller. Tax assessed at $68,715. It sold for $59,900 back in 2006.  Our investor / buyer got it for get this ... $17,000.  You don't think that will positive cash flow as a rental property?? What a deal!

Rob:  great to see the activity.  Those look like some great deals.  I know those shorts can be difficult but worth the effort usually.  Keep up the good work over there in Orlando!

Rob—I know from my business that properties like the ones you have highlighted are moving in Texas. It's different and not always easy working short sales, but they are plentiful and worth doing - especially for your clients as they need all the help they can get.
