Incline Village Neighborhoods

Incline Village is a small town on the North Shore of Lake Tahoe.  Within this small community there are several small subdivisions or neighborhoods and each one boasts some wonderful qualities.

The most desirable subdivision in Incline is of course the Luxury Lakefronts.  This area consists mainly of Lakeshore drive which extends the length of the entire village.  The most sought after homes on Lakeshore are of course on the Lakeside and offer breathtaking views of Tahoe, some with sandy beach, pier or buoys.  A walking path also runs the course of Lakeshore drive allowing for health enthusiasts and the casual walker to eyeball the homes and peeks of Tahoe between homes.

Directly uphill from Lakeshore is the Lakeview Subdivision, another desirable place to live with most homes in walking distance of the beach, shopping and close to everything Incline has to offer.  Original tahoe homes dating back to the early 1960's are becoming rare and being replaced by amazing rebuilds.  Tear down properties in this neck of the woods average $1,000,000+ .

Across Highway 28 the Ponderosa Subdivision starts to progress up the hill.  Many homes in here have nice views of Tahoe yet offer a more woodsy feel.  Many people love the proximity to the Lake, yet a sense of being away form the hub-ub.

The Woods Subdivision is more in the center of town near the schools, shopping center, etc.  More affordable in price with many tear downs and nice homes too ranging from $700K-$2 Million.

Central Incline offers many condominiums for sale with a smattering of houses all close to the Championship Golf Course.  There is a great rental pool and many multi-family units as well-investment properties.

The Eastern Slope offers incredible views and lots of sunshine.  Prices here range from about $700K for condos to $15 Million for a gorgeous home with view and acreage.  If you enjoy sunsets this is the address for you.

Mill Creek is much lower in altitude and becoming a hot spot for tear downs and rebuilds.  It's low elevation and proximity to the beaches, Hyatt Regency Lake Tahoe, restaurants, etc. make it a wonderful place to own property.  Many of the homes here are occupied full time local families and this is Incline's only neighborhood for Trick-or-Treating.  If you buy a home here be prepared to spend over $300 per year on Halloween Candy. 

Ski Way offers a variety of freestanding homes called PUD's (planned unit develpoments) with a European flair in Tyrolian Village and Lower Tyrolia.  Prices range from $500K to $2 Million depending on the view.  Close proximity to Diamond Peak make this ideal for families who love to ski.   

 If you love the views and still want affordability you'll have to gain altitude and look in the Lower Tyner, Upper Tyner and Apollo Subdivisions of Incline Village.  These areas all offer some of the best views, with a mix of older and updated homes and at a price tag that is a bit easier to swallow than some of the other subdivisions in Incline Village.  For some of these areas, be prepared to do some climbing and enjoy more snow in the winter times.

 Most of our second home owners come here from the Bay Area, so when we allude to more of a drive and less convenient than other places, please remember that everything in Incline is no more than about 7 minutes away...maybe 15 on a snow day.
