I was speaking with a Realtor friend of mine today. 

I had recently shown one of her listings on the eastern side of Aurora...

It was a real nice four bedroom.  Showed great.  Cool layout.  Finished basement. 

The home did back to a fairly busy street.  There were trees and a berm in back, so you couldn't see it.

But you knew it was there...

My buyers liked the house, but ended up choosing another...

"It's that location!" my friend said.  She was frustrated.  I understand. 

However, IT'S NOT THE LOCATION.  IT'S THE PRICE.

After all, you can't move the house. 

So lower your price.  

Get your home sold.

Ken, you're right!  Price drives the sale.  Your client should understand that the location, being less desirable as compared to equivalent homes, should be discounted to compensate.  Otherwise, she will lose to the competition each and every time.  Pricing is such a prickly topic these days, isn't it?

Ken, homes that back up to busy streets in my area, sell for a lot less. The sellers usually bought it for less and in many cases want to get the same price or close to what others sell for in their neighborhoods. If they reduce it will be valuable to the next buyers.

The hard part is explaining to people the fact that they paid more than they should have, and now expect someone else to do the same.  Not always easy to tell someone their house is overpriced.

Ellie, I think they would have.  If they would have said, we will sell it for $230K (it was listed a 250k), we may have bought it.

I have a listing right now in which the seller just doesn't get it...she is on a busy street, just down from a busier street and backs up to railroad tracks...think it couldn't get any worse?  She won't lower the price.  She thinks someone is going to come in, fall in love with her house, and pay any price to get it!  Even the "we still have to get an appraisal" talk doesn't sink in.

Ken - I think you are correct on the price. Buyers seem to overlook the location if the home is at the right price. Then you have some that location is all the worry about.

Hi Ken... I have said it a million times, price overcomes most issues.  Unfortunately the price reduction necessary is often more than the seller believes it should take to overcome the issue at hand.

Hi Ken! I agree with you and the others-a lower price does cover a mulititude of problems. In Cincinnati, there are landfills, flood plains by the Little Miami River, airstrips, etc. and people buy homes in those places if the price is right.
