Here are the January 2009 stats and January 2008 for comparison -
2009
- 12 Homes Sold
- Lowest price: $177,000
- Highest price: $1,500,000
- Shortest Days on Market: 12
- Longest Days on Market: 420
2008
- 10 homes sold
- Lowest price: $167,100
- Highest price: $400,000
- Shortest Days on Market: 1
- Longest Days on Market: 301
There are some interesting conclusions to be drawn from the above date. First, 2009 home sales are up 20% over 2008, which is great news. The price differences are obvious: the lowest price home sold this year is $10,000 higher than 2008, or 6% higher year to year.
The longest home on the market that sold in January 2009, is not, as you might have anticipated, also the highest priced home. It was a home listed as being sold As Is, which usually implies there may be some challenges.
