I find a lot of useful ideas and information by scanning the work of other real estate professionals across the country. One blog that I find myself returning to from time to time is the The Phoenix Real Estate Guy because his writing style is so easy to read.

Today, he was ‘ranting’ about one of his favorite pet peeves. You see, this guy really doesn’t understand why real estate agents post new listings (new homes for sale) in the Multiple Listing Service (MLS) without a full complement of pictures. While I encourage you to enjoy his rant at the Phoenix Real Estate Guy, I also decided that this would make a great case study in which we would use actual numbers to determine the validity of his concern (but applied with real estate graphs for the Tallahassee housing market). Being in the real estate business for nearly 40 years, pictures are still worth a 1,000 words.  Our MLS service requires a minimum number of pictures for each listing entered.  I also think that a listing is a direct reflection of the professionalism of the listing agent.  We all seem to find ourselves getting in to big of a rush to complete our listing and many times not only do a disservice to our owner but also to ourselves.

Thanks Larry. I agree...it's kind of strange that we work so hard to get a good listing and then don't try to do everything to get it sold.

I wholeheartedly agree... I sometimes wonder how awful the property must be that the listing agent would not post even one photo.  I usually max out the photo slots provided for in our MLS system and post the virtual tour the same day the listing was entered into the system because I know it'll show up on the "hotsheet" the next morning for everyone to see.

I don't understand why anyone would post their home for sale with no pictures, but have seen it on MLS and also a FSBO on Zillow! He had a great description of the house, but no pictures.

Thanks Silvia, and you can always put "area" pictures in when the property isn't "pretty."

Realtors that don't respect their clients enough to post plenty of GOOD pictures are part of the reason the public doesn't respect realtors.

We're seeing so many listings with only 1 picture or just a few, and they are bad pictures at that.  It really infuriates me.  How is that agent really serving their client.  One of the things that bugs me even more is when the agent doesn't even mention the thing that is the best selling feature of the home.  You walk through the listing and see the killer addition and it wasn't even mentioned in the remarks.  I feel sad that the seller is not getting the attention of the very buyers that are looking for that feature.

I agree Chris (or is it Karen....). You would think it would come to hurt their business, but many "seasoned" agents still do this.

I agree a picture says a thousand words..and lets face it some of us take really good pictures...

i had a realtor show my listing called him for feedback ,he told me your pictures were way nicer than the house showed....

its just pure laziness not to put pictures in......

I might mention also that many are loosing good exposure by not taking those pictures and putting them into a visual tour or use video.  There are some nice software and or companies out there that can be used to either make the visual tour for your web site or to have a link on your MLS service.  We are the professionals yet we are many times the last to use professional promotional items.  The market has been good for most of us for many years and we certainly are  now getting a wake up call.  Now is the time to go back to some basics and use all the techniques available to us to serve our Buyers and Sellers.
