In MLS Area 103 Currently there are:

418 active listings priced from $8,900 - $1,100,000
66 are short sales
30 are REO's (bank owned)


There are 38 properties currently under contract
 
17 short sales
  9 REO's

258 properties closed in 2008
20 short sales
51 REO's

23 properties have closed in 2009
3 short sales
10 REO's

From this study you can see that many of the short sales are going into foreclosure.  At that point the bank-owned properties are making it to closing.

Hi Gail, I find it interesting that in your MLS you can break it down so finely between streets. I think in ours we need separate tools to do that outside the MLS. Short sales not being sold can't be good for those owners.

Hi Gary- It's always interesting to hear how other MLS areas utilize their collection of data.  Some I know, have the ability to pull subdivision data directly into their websites - something I would dearly love to be able to do.  And no....the short sales are quite problematic.  The numbers show quite clearly that REO's have a much better percentage of closings over short sales.
