15 properties are under contract
*2 short sales are under contract

6 properties have closed in 2009
*0 short sales
1 REO closed

86 properties closed in 2008
*7 were short sales
15 were REO's

From this study you can see that many of the short sales are going into foreclosure. At that point the bank-owned properties are making it to closing.

Gail, the way I am reading this, if you want to know when you are going to settlement, or even if you got the house, stay away from short sales. Sad. The banks are really missing the boat here.

Susan- Yes, that's exactly what the numbers show, even more so in some of our other MLS areas. Obviously there are some short sales that go through, but a buyer has a much better chance of closing a bank owned property....after counseling them on the games that can be expected. It's not much fun trying to work with the institutions, is it? What you are finding in your market, I like to see the comparisons. Thanks for your insight...have a wonderful weekend.

Hi Gail! You know, there's something missing here. What are the banks doing? I know this will be hard to believe, but we did not have one home foreclosure in our area in 2008. We did have building lots foreclosed. Isn't that amazing compared to the real world? I don't know if we will say the same thing after 2009!
