Asheville Real Estate Forecast for Buyers

For those of us trying to peak around the corner of 2009 to seek the bottom of the Asheville real esttate market, here is some food for thought.

Having lived and invested here for nearly 20 years, I have found spring be one of the strongest selling seasons for homes in the Asheville/Hendersonville area. Buyers are reluctant to move during the winter, especially those with school age children. Often, sellers don't want their homes on the market during the holiday season or want to wait for more a time where there are more prospects. Large numbers of sellers who are in a i to wait until spring are doing just that. Who does that leave? Certainly people who are highly motivated to sell...because they have to. Loss of a job, the prospect of facing forclosure and devastated credit ratings, job transfer, divorce are some of the most powerful motivators for sellers. Naturally, the best buys will come form the most highly motivated sellers.

With interest rates at an all time low why wait and run the risk of more competition from other home buyers as well as higher interest rates. Home sales are up 6.5% nationwide. I believe some of that rise is due to a pent up demand. There is a huge number of ready, willing and able home and land buyers waiting for market to "hit bottom", but not wanting to (or being unable to) wait any longer.

My website traffic as well as other indicators are reflecting about a 20% increase in real estate and Asheville area inquiries. This surge of real estate inquiries for both home and land is about 2 months earlier than I have seen it in the past. Most of these real estate prospects are out of state. Why wait for spring  when you will have to compete with all the buyers that plan to combine their vacations with finding a home this spring or summer.

There are great deals and highly motivated sellers available in the Asheville market TODAY! There is no time like the present to start your search for a home or land.
