houseWhen Colorado homeowners get that property tax valuation in the mail, they might expect that their taxes will be lower.  We all know, or have heard that housing values have been falling!

Wouldn't our tax bill fall too?

  

That won't happen, and this is why:  In Colorado, this year's valuations are based on values beginning in 2006, when home prices were going up and we didn't have  the amount of foreclosures as we do now. 

This is the law that governs the way property is assessed.

In Colorado, State law required values are based on two years of neighborhood property sales. For this year, that is the two years ending in June 2008!

 

When the "Notice of Valuations" are sent out in May, many of us might be disappointed, because according to the County Assessor, property values haven't changed as much as we probably thought!    County Assessors may be faced with many unhappy and angry homeowners, calling on the phone, and stomping up the courthouse steps!  

  

Have some neighborhoods experienced a down turn in values since that time? Yes!  however, the Assessors are bound by law, and are not able to change the valuation.

  

I regret to say ~ Colorado, we will not see very much change in our property tax valuations ------------ this year.

Thanks for the post on your area. Considering the the economy they may want to rethink this law. In Texas what your property values were on or around January one of that year are what your taxes will reflect (of course your cartoon picture reflects what the appraiser can think)! It's never a perfect world.

Hi Dorie, Thanks for commenting!  Isn't it interesting how different parts of the country do things? The upside, of course, is when property valuations go up, it takes awhile for the tax bill to reflect that! :-)

 

Hi Gary! Yes that is true! if the valuation went down, the mill levy would probably go up!?  This year, I think the Assessors are going to have a difficult time explaining the system! Thanks, Gary!

Hi Mary,

Most of the assessors in this area are taking a 3 year average which is even worse for the homeowners.  The assessors are VERY busy with appeals, as they should be in my opinion!

And, off subject...I have not been here too much lately because my Father was very ill and we lost him 2 weeks ago:-(

WOW that's different.  Our valuations or this years and come out in June for taxes that will be due in December.  Never heard of it being based on two year old values.  That's interesting information about your area.

Hi Mary - A great big old sore spot with me.  We have what's called "save our homes" which caps how much valuations can go up in a year - which is 3%.  It also caps what valuations can go down in a year - which is 3%.  Try balancing that against values which have fallen 20-40%.  What a freakin mess :( with the everyday person caught in the quagmire of ill informed, idiot politicians.  ARRRRGGGG

The 3 year average most of the assessors in Northern Illinois is DEFINITELY causing and uproar and a huge backlog of property tax appeal cases.

Mary, we had an across the board re-valuation in Wake County for 2008.  Home were supposed to be appraised at their supposed value as of Dec. 2007. But by that time values were going down already. Homeowners are up in arms, trying to fight values that are way too high. The assessor's are not giving in though.  When is the government going to lower your taxes?  It's an unfair issue, but seems to be swept under the rug and ignored here in NC.

At least yours seems to be a value that had been at one time. Our appreciation rate here was never that high. The tax values are higher than the homes would ever have sold for.

Hi Ann, Just to update you on our great weather....65 mile an hour winds yesterday! It was glorious! HAHAHAHAHAHA! About fifty miles away they had near 90 miles an hour!! Also no snow, so it is so dry and dangerous.  I hope Spring comes soon and brings us Rain AND flowers!! and a lower tax bill- HAHAHAHA!! OK, I can dream, can't I ???
