What will we find, during your Home Inspection?

Bad Circuit Breaker

We don't want to find FPE Stab-Lok Circuit Breaker's being used

 Stab-Lok Hazard

Don't let this happen in your home

When a Home Inspector comes along a FPE Electric Service Panel, it can put them in a difficult situation. When doing a whole Inspection of a home. You see these panels do perfom their intended function, when the Inspector is performing his or her's visual inspection of the home. These panel's just don't initiate an unsafe condition most of the time.

There have been tests conducted on FPE two pole circuit breakers, that indicate that under certain conditions one leg/pole may very will attempt to trip the breaker. But the result is the circuit ends up staying live, when a circuit breaker has been compromised and it's reset will not trip again under any excessive load. In some of these instances the breakers have been known to fall out when you take the cover off. A loose contact will also cause arcing which can result in a fire. The FPE service panels appear to work perfectly during normal operation of allowing electricity to flow without any problems or symptoms. The question we need to ask is, what will your panel do if it should have an overload?

Hi Dale. If a circuit breaker fails then it is not doing its job and leads to possible fire. Good thing you are on top of this.

Hello Dale,  We had to replace one of the above in our office this past week.  We were lucky that there was not major damage but our computer system was down most of the day.

Dale, now that's scary! Living in the country I've come across many a "done it yourself" wiring job that has to be redone for the sale! Great post. Really nice. Thank you,

My Howdy

there Gary, Don, Deb

Glad to have Y'all come by to visit, and have each of you leave a comment. Here at my little ole Blogging Homestead, my friends

Gary -  FPE Stab-Lok electrical panels, can sometimes get a Home Inspector in a bit of a jam. I was called in as an Expert Witness. When a Inspector had not told his client's, there was a possibility a fire could start in the panel.

Don - I sure do hope it's not a FPE Stab-Lok Panel in you're all's office. If it is Y'all need to see about haven it replaced.

Deb - It sure can end up to be scary for folk's. Just got to love those do-it-yourselfers, that don't really know what they are doing. And do not even get there self info on how to do the job right.

Electrical work is not something that should be taken lightly.  Having an inspector who knows his stuff and gives the customers potential home a full check is a worthwhile cost.

It never ceases to amaze me how many homes I see with shoddy do-it-yourself electrical work in them...especially when it comes to panels!  Why anyone would let "Cousin Tony" do it for a 6-pack just blows my mind....besides, where's "Cousin Tony" when the house burns down?

My Howdy

there Morgan, Kent

I'm always glad to have Y'all stop by to visit, and leave one of your fine comments. On one of my post's, here at my little ole Blogging Homestead, my friends

Morgan - you sure are right, that the electrical working's of a home should nver be taken for granted. All homebuyers really sould have a home inspection, done on there potential home. Even if it's New Construction.

Kent - folk's really sould only use professional electrician. But one bad thing is, that FSP were put in to home's by electrican's at one time. At the time, they did not know what could endup happing.
