It is true that the market has slowed down and we are not getting multiple offers. Homes are still selling in our market area. Real estate is local and in some parts of the country it may not be as good as it is here.

If your home was on the market and it did not sell it could be because of one of these reasons :
1. It was not priced right. Prices have come down compared to prices two years ago, and it is important to price it right and then adjust if needed.
2.It was not available for showings . You should have the home available for showings on short notice .You only need one buyer but if the buyer can not see it , they may buy another house. There are fewer buyers buying so the house should be available for showings.
3 The home was not marketed well. You need an agent who markets well on the internet. It is not enough to advertise in the local newspaper. Most buyers start their home search on the internet.
4.The home does not show well. If two homes are priced the same , the home that shows better will sell before the other one sells. Have the home staged or atleast remove clutter, have it cleaned and take care of minor repairs .
There may be other reasons . Your home may have to compete with homes that are in foreclosure or short sales that are priced too low. This is something beyond your control. If you can not afford to sell , and do not need to sell, then just wait . Do not price it too high because when you do decide to put it on the market in the future people will remember that it did not sell.
