It's great to be able to say, that there is some activity in the San Diego Market. I would rather loose a few purchases, than have no movement at all. Thank goodness people are beginning to buy. That is really all I have to say.
I've found that silence greets an overpriced listing and that silence changes to calls to request showings once priced correctly. If you're getting action, they you have probably priced correctly.

Actually...that is not the case in San Diego. If you want activity, you better be underpriced...then you will get lots of activity (right now) and the buyer will probably pay more than what they would have if it had been priced right....but very close.

I have heard that the San Diego area is picking up. It was one of the most searched for cities on REindex.com in January.
That (lots of searches) does not surprise me. It's a great place to live, a great place to invest, and prices are good now. Seems to be that there are some good investments, and now first time home buyers can afford a home.
You can even buy a craftsman home for a reasonable price right at the moment.
Well...In San Diego...things got slow....I've been there once..and it's beautiful...heck I'd move there if I could afford it..

Yes the right price is key, but cash is still king. Anyone with deep pockets right now will be sitting pretty in 5 years.
