That is what I think a lot of us have been doing in this market, is just sitting there with our lemons and muttering things like, what am I supposed to do with this.  Miss Guilty over here is speaking from experience.  We have been having our lemon parties with whoever or whomever will join us.

So what can we make out of these lemons that we have been tossed?  In July, I bought a box of lemons at the farmers market and took a bag of 1/2 dozen lemons to my past and current clients along with a recipe for lemonade.  People laughed when I gave them their bags of lemons.  It was fun and I got to talk to people about what was really going on with them and how they were effected by the current real estate market.  It also helped me stop blaming myself for something I had no conrol over.    

I have also been making "lemon" calls otherwise known as lead generation at least 3 mornings a week to people whose homes did not sell, but might like to get them sold. Well those calls feel a little sour, or at least my stomach does before I start dialing.  Then I start thinking about how these people need my help in making lemonade for them. 

So what are we waiting for?  Let's start sqeezing some lemons.  Let's get those homes sold so we can go out there and help more people get their homes sold.  Let's show the world, or at least our little part of it, that we can be successful no matter what life hands us.

The obstacle with lemonade calls is that the "do not call" list stands in the way......a cure for inventory is telling your buyers what outstanding deals there are in short sales and how their patience will be rewarded with a great house when they close.

We are picking up lemons every week now.  I love this market!!!!  These lemons are definitely turning into great lemon-aid.  I really have never figured it out, but when the second agent takes over, the seller's mind frame changes dramatically.  Just took a two lemons over on Wednesday.  One was $80k overpriced and the other $60k. 

I just went in and jokingly said to both that you are probably going to throw me out the window after we finish this talk, but I have to tell you like it is.  Your agents' pricing was right 6 month's ago, but they did not tell you that the market is off 8% and may be moving to 10% or more.

Later, both said the same comment...roughly.  You mean to tell me that you want take the listing unless we drop the price 10%.  I said to both that it would be a waste of both of our times.  I would end up losing the listing like the previous agent and you will be in the same position 6 months from now....or probably worse.

In talking to the previous agents, they said they did try to get them to move the price and they would not budge a dime.  Obviously it happens both ways, but we passed up about a dozen listings last year because of pricing and now we are getting them back.........
