The market here (Orange and Seminole counties) seems to be hopping, really for REOs, short sales, and first-time Buyer properties.  1st-time or 2nd-time/move-up Buyers with homes to sell are mostly left in the lurch unless they really discount their properties.  Luxury homes-- no real change. 

I am (happily!) the busiest I have been in about a year.  I started getting busy beginning in September, had a pretty good December to finish off last year, thankfully.  Then, things started really gearing up in January.  Focusing on getting and selling my listings and only keeping a few Buyers to work with and having my partner work with all other Buyers. 

While it's not my focus, I seem to be working with a lot of First-Time Buyers.  Our market right now is 60% FTBuyers.  So, other than REOs and Short Sales, FT Buyers are one of the top 3 sweet spots in our market. 

I'm just focused on helping people to sell their homes (and they have to price competitively, which means where the REOs and short sales are selling) and a few select Buyers to acquire great deals on their homes.

Lisa, our's (or mine) isn't hopping like your's is. Listings I have, and showings; and some buyers. My brother and partner, on the other hand, is hopping. He has horse properties, acreage and it's on the opposite side of town. He's doing very well, which is great. It's all good though. ;-)

Hello, Gary!  Thanks for the comment.  Yes, this home is READY to be sold and I cannot understand why people aren't jumping all over it.  Maybe they think it's a clerical error w/ the price and should actually be listed at $125K or $150K?  I had one Buyer for it that I've been working with for a long time now and this house would be perfect--but she was just informed her job as a teacher may not be re-upped after April.  Eeek.
