Please make sure you find a good Loan Modification (L/M) specialist to wrok wiith!

You'll be encoutnering a lot of homeowners who would like to stay in their homes if they could get an affordable payment.

I hope you don't try to talk them into a short sale before analyzing whether or not a L/M would be a viable long-term alternative for them:)
