Inspired by Sonny Kwan's blog "Top Ten Supertstitions when Working with Asian Buyers" I thought I elaborate on how to work with foreign buyers especially Asian buyers for those who may have Asian buyers or seller clients.

1) Always be on time. I know, this is fundamental of a professional behavior, but sometimes it is much more disrepectful for foreigners than Americans to be late, they look down upon our generous 15 minutes grace period when we may think it is ok.

2) Always look at the clients IN THE EYES. Another fundamental which many people do not follow. You shake hands, you say hello, you talk to them, but you do not look at them in the eye may seem insincere to them. It is very important to give clients your full attention and trust is in the eyes.

3) TABOO around the hospital. If you work with any Asian buyers, many of them will NOT buy a house or property near a hospital. No, it is not because it may be noisy but it is bad luck to live next to the hospital.

4) TABOO if the house front door opens onto a street. This is considered bad luck if the house's front door opens onto a direct street driving into the house. If it is ON the street that is OK, but if there is a street that traffic drives directly into the house, it is a bad luck.

5) TABOO if the condominium or apartment door face directly to an elevator. Same as #3, it is not because it may be noisy, but it is a bad luck.

6) In Asian culture 8, or 9 are lucky numbers. If you are trying to attract Asian buyers, pricing the property $899,888 or $980,888 may be an good idea. Try to avoid 4s.

 7) Arranging furnitures tips:

  • DO NOT SUGGEST arrange Bed position have top of the head facing the door because that is the position of a dead person.
  • DO NOT SUGGEST place a mirror in front of the bed because the spirit may leave the body temporarily while  sleeping, and get confused by the mirror image when it tries to return to your body.

8) Staircase should be in even numbers. Odd number are bad luck.

8) If you go out to eat with your Asian clients and using Chopsticks are great but remember DO NOT USE IT TO point around another person. That is considering bad luck.

On that note, I will stop at 8 tips! (Lucky number!)

Thanks for the tips..I have a couple when I was in new home sales and the wife was asian.  The home and lot that they wanted had the number 4 in the address, but they weree going to change the address once they moved in. I was unaware of the ther tips!

Eileen, Many Asian clients don't have an understanding of Western Feng Shui where we can use simple methods to deflect many things...like the elevator.   The one issue you can't get by is the number 4, it sounds like the word death.  Remind them if they LOVE a place, they will do well in it--
