My time here on Active Rain has been very fruitful. While I am able to connect with many people from across the country here in the 'Rain, off-line I receive aspiring emails that fuel my passion to reach out to many more. My blogging journey has been marvelous in ways I never envisioned when I signed up over 2 years ago. Recently, I've been asked about How I Felt About My Part-Time endeavors in my early days when he read about The Power of My Active Rain - My Success Story.

I love to shed my perspective on this topic today. Part-time agents. Do they have their places in this competitive business?

My definition of a part-time agent is someone who has a job somewhere that he/she needs to report to for a fixed amount of time during the day. Someone that not view this source of income as the main income.

I began my career in this business as a part-time agent about 6 years ago. I have never regretted the decision. In fact, I would do it again if I had walked the same road. There are not too many things in my life I would give a definitive answer like this. 

Starting part-time gave me time to prepare for what's ahead mentally and financially

I am a conservative person in my decision-making process. It is not me to jump cold-turkey. I know that the statistics against my success is HIGH. So, I needed something more "stable" to fall back on. Back in those days, I sought security in finances. I still do in a different way now.

Beginning this part-time gave me the opportunity to learn the ropes with no pressure. I learnt it well under a broker who accepted me as a part-time agent.  

Working part-time let me set myself on solid financial foundation. I built enough to pay off debts and set aside savings to go off on my own full-time.

Also during my tenure as a part-time agent, my corporate boss created a Business Development department for me because he felt my talents better utilized there. He knew about my part-time endeavors and that never stopped him from growing me (even though he knew one day he will lose me). I blossomed where I was planted. During the day, I employed creative marketing, presentations, website maintenance, human relations strategies for the company. Just lots of work experiences that I use in my day-to-day business now.

So, all in all, I would say that my 8 year commitment to my corporate job was definitely God's plan in getting me ready for what's to come. So how could I say that getting my feet wet via part-time was a bad thing?

All of that being said, I probably wouldn’t wait 4.5 years before I take the plunge. In my opinion, I think 1 year would be a little too soon and I think 2 years would be just perfect.

In all honesty, there are no part-time agents. Just part-time efforts. That could happen anywhere and to anyone. Have you ever heard of those agents who stick signs in the yard, then play the disappearing games? Those who never return phone calls in days?

I want to be very clear on one message: Do to others as you want others do unto you. If you take this advice into your heart, this message will carry you very far into your career.

My advice would be to clean up your financial house (no consumer debts except your home mortgage), build a very large emergency savings and learn as much as you can during your time as a part-time agent. When it's time to jump off the cliff, just do it.

I think working as a part-time agent can be difficult while working another job but just like you, many areas of my old position prepared me for real estate full-time.  There are benefits to working as part-time agent initially, but I don't think it is a good idea for the long-term.  I have been more successful since transitioning into real estate full-time and it allows more room for flexibility with client appointments since I don't have to schedule around another job.

Loreena - this was an awesome blog and really hit home for me. I am a part time, brand new agent. It certainly is not for everyone, because everyone has different jobs and some are more suited to having a part time RE career than others, but for me it is working. I am learning and my broker is very supportive of me. I have four clients right now that I am working with, two listings and two buyers. One buyer is about to go under contract. I feel I am doing well and not pushing myself too hard (meaning I am not acquiring more clients than I can take full care of). Again great blog and thanks for posting it.

I tell the people I coach that less of adequate is less of adequate. Part time effort is nothing more than part time effort. On a webinar recently I explained that this truly is a business of 100% attitude, and without it; it becomes a nine to five job of billable hours that reduce fast,and it's true. You are to be applaud for the truth and conviction of what it takes to sell real estate these days.

We have a few part-time agents - but we expect full-time effort.  That is, we expect the cell phone to be answered, procedures following, attendance at sales meetings, and follow-up performed in a professional manner.  We sit down and talk about the commitment.  It seems to work because there are clear expectations on both sides.

Loreena, The only problem I have with part time agents, is when they think part time - by that I mean they don't keep up on new rules, regs, what is going on, even prices.  If they are 100 % do the job, know your stuff agents part of the time, that is fine with me.  Love the post.

MORNING LOREENA!  Nice motivation!  I worked on a transaction last year with a part-time agent and she communicated with me daily, provided extensive follow up and went over the top to work through the deal's issues.  And she worked 6 hours a day at another job.  I was fairly impressed because that's more effort than I experience sometimes with fulltime Realtors.  --Gabrielle

I started out "part time".  I had a 9-5 job that I thoroughly enjoyed with a group of people that were like family to me. 

Definition of my "part time":  80-90 hour work weeks. 

In actuality, I had 2 full time jobs.   The good thing:  Not one of my real estate clients felt shorted or cheated out of my time.  In fact, they all expressed amazement that I was able to do both so well.

I like Kris's explanation. As long as clients don't get neglected you can do both. Some full time agents don't do as well. It is all about time management. I just had a transaction with a part time agent and it fell apart because he didn't get me a document in time although he had all weekend to do it. Some can and some can't.

Great post! I have been looking for a post that really explained the part-time agent age ole question. I think you hit it on the head when you said "full time effort". People truly want the best results when it comes to selling or buying a home, and if you give them 100% effort I really don't think they care about you being part time.

Thanks for this post. There is a place for part time, or full time agents, depending on how they structure their business and they will see a direct result in their income. The real problem is when people think they are full time agents but they always earn the part time income.

Great post to counter those that feel there is not a place for "part-time" agents. If one can work a "full time" job, and still give their attention to their real estate clients, good for them.

I DO like your comment about having the financial house in order before you get into real estate. THAT's a very, very good point to keep in mind!

Another great post Loreena, To me part-time is all about the Full Time Efforts. I believe that once an agent does right by his clients and other Realtorsthere is no need to persecute his or her part-time agenda. You also made a good point about being financially stable to become a full time agent, unfortunately some agents cannot pursue a full time career in real estate because of limited funds but have all the right intentions as a Full Time Realtor.
