Highlands Ranch CO Real Estate Firelight Market Report Jan 09
In January four houses sold in Firelight in Highlands Ranch Colorado. Two of the sold houses were bank owned. The highest sold price was for a bank owned property at $500,000 (net). There is a large jump up for pending properties. Currently 18 houses are under contract.

Price per square foot and percentage of List Price took a dive in January, this is mostly due to the two bank owned homes - those prices drove down the averages. One of the Bank owned properties sold for only $118/sf. It is also common to see slightly lower numbers during the winter months.

55 houses are currently for sale in Firelight ranging from $231,000 to $729,900. Five of the homes are listed as short sales and two homes are lender owned. The price per square foot ranges from $134 to $187/sf for two-story houses. A couple ranch style homes are available and the price per square foot is higher (228/sf highest).
If you are considering selling your house in Firelight or in any other Highlands Ranch neighborhood, a few thoughts.
Selling a house in today's market requires extreme amount of smart marketing and hard work. But it can be done. When interviewing agents to sell your house, check how they market your house. To LIST a house, a sign can be put in the yard and the house can be entered into the MLS. To SELL it much more is needed. Here is a sample of the marketing we do to get your house SOLD.
