OK so Agent Opens can be fun to go to.  Even if we really do go primarily to see the listings we end up fairly distracted by the food, socializing & prize drawing entries.  Fun for those attending, a good bit of work for the agents hosting & all in all maybe only marginally advantageous for the listings. 

There's got to be a better way, right? 

A group of agents here in our East Islands market area of Savannah have begun using a somewhat different form of the agent open house.  We've formed a group of agents who somewhat specialize in this area.  There are 12 of us from several different brokerages. 

The first Monday of each month we meet to caravan each other's listings in the area.  We have feedback forms we use for each Realtor to give written feedback on each listing.  At the end of the caravan we meet for lunch & discuss whatever, including other listings we have in other areas so it becomes an even more valuable networking tool. 

The idea of this group of respected agents from different brokerages personally viewing the properties & the written, tangible feedback to give to our sellers is a great listing tool to get the listings & good communication tool for the seller of active listings. 

We've given our group the name Savannah Realtor's Network so we're "official" & don't have to explain it to our sellers as "a group of agents" :).  It's working well for us; lots less fuss than hosting agent open houses, a set, regular schedule so we get all our listings on the circuit & more precise, tangible feedback for our sellers.

We have multi brokerage caravan in some areas. Policy is to let CBRB agents in first as we want our customers to have the 1st opportunity on our listings. In House is the way we look at.

Sheri - We believe it benefits all of us to get along.  It's much better that way when we're co-broking deals! :)  I'd love to hear how it goes for you when you get it going!

 

Michael - By the time we get to these caravans we've usually already done our own office caravan.  Of course we, too, look at the in-house first!  We also keep our listings alive at our office with flyers & weekly plugs at team meetings.

How about a Stager hosting the 'agent' open house? Just something I've been thinking about. Networking for myself, plus the socializing and direct feedback. I would of course make fabulous food for the listing and caravan agents! Who doesn't like Quiche Lorraine?

The caravan is a great idea!  I am curious as to how you give the feedback to the sellers...just make copies of the agent's comments or type them out?  I am asking because my company is an online listing feedback system, that allows you to customize questions/answers for showing agents (or in this case the caravan of agents) and the system automatically sends the responses via professional forms and comprehensive charts to the sellers (and you).  If you're interested, there's a 14 day free trial at www.feedbacknetwork.com

 We have create feedback sheets for our group.  We fill these out and each take all the sheets for our listings to our sellers.  It's great, tangible feedback & the sellers are usually very impressed that I've gotten feedback from outside Realtors!
