To put prices or not to put prices on Property Flyers; That is the question.

This is a question that puzzles many agents, and it seems to be a split decision on whether they put the listing prices on property flyer, they do not put the price on the. I am an agent who has not in the past put prices on property flyers, but I think I am going to change gears and agree to give the property's price on the flyer.

It is such a hard call, do you leave the price off and try to push the customer to call you for the price, or do you put the price on b/c most likely they will thrown the flyer out if it has no price. Many buyers of mine have told me if the flyer doesn't have an address or a price, they simply throw the flyer away.

So I am looking for opinions here, what do you do, and what is your experience with your choice. The question is to put price, or not to put price, that is the question.

I was taught that you don't put the price on the flyer to force the reader to call for it.  But I went to a marketing seminar and the speaker said in every survey the consumer said they don't respond to this tactic.  So I say, always put the price in the flyer.  The consumer is educated enough to know if something is in their price range and will call if they want more info.  If you don't put the price and address in the flyer it will go directly into the trash.  JMO.

I have tried both and I don't seem to get any better results either way.  Current I am exploring a calling system.  The buyer call the number and a recording give all the information.  Then can request a forward to your phone #.  I probably won't us the price on the phone system.

Always put price on the flyer. As Brian said above people who pick up the flyers will not call if the price is not on there - other than to complaing and hang up LOL. Seriously though, we have heard from so many buyers who can't stand the price not being on the flyer. And all will just move on, and don't call. ~Rita

I like to leave the price off in hopes of getting a phone call. I can sell a home better over the phone than a flier can. Thanks for sharing.

I can only report my personal experiences, but on properties where I've picked up a flyer, if the price was omitted, I ruled out the property.

I think the price should be on the flyer.  We are in a time when everything is now now now.  People want to do as little as possible to obtain the information they need.  That phone call or Internet search might be the deciding factor.

I don't put the price because sometimes the seller decides to reduce the price and I hate throwing away perfectly good brochures.  I believe a person truly interested in buying the property will call to find out the price or they can easily look it up on the internet since the MLS number is on there.  It's not a big deal one way or the other in my opinion.

Thank you for all the comments. I guess you all can see what I mean when I said a split decision. At this point I'm still not really sure whether to move forward and include the price or continue to leave it off.

For a consumer's perspective, I'm much more likely to respond if the flyer contains the price.

A price explicitly advertised or eloquently implied is a very interesting advertising situation.  Both have a place in the real estate market.  In my opinion the advertised price is looking for a traditional buyer.  The property is in your price range, it has most of what you are looking for, and you are willing to make an offer that is a reasonable amount based upon the advertised price.  The eloquently implied price is looking for a unique buyer, someone that sees personal value in the home, someone that may be interested in the home's history, its builder, its design elements, its special features.

As a buyer inquiring on an advertised price house, I expect the seller or seller's agent will qualify me before setting a showing appointment.  As a buyer inquiring on an implied price house,  I expect the seller or seller's agent to interview me before scheduling a presentation time.

I have always liked putting a payment scenario on it, disclosing the conditions of the payment of course. This seems to get calls, especially from first timers who may be reluctant to call off of a priced flyer. I think you need to roll your dice on what you think your market will benefit from. In times of distress this may work "Own this for $50,000 Less than the last sale on the block! Payments from $1050.00 per month including HOA Fee's"

 

Just a thought. I change it around from time to time.

I do understand the other comments as well that no price may deter a caller from calling. Good luck!

Well since I have been trying the flyers without prices, I think I am going to attempt to try the flyers with the price. I figure if they see the price and it works, they like the house, the neighborhood, and it specs then they should give me a call.

Hi David: I put the price on my listing flyers--I would rather the potential buyer to know up front what the asking price is and not have to take extra steps to call and find out.

That is what I am figuring Anne. We are a very "have it now" culture, and if I delay that have it now mentality they probably won't bother inquiring further on the property.

As a retired Realtor who recently bought a home, I would wonder what else is this listing agent going to keep from me if they can't even share the price on a flyer? Yup, I wouldn't want to deal with an agent that can't be upfront about something as basic as the price. Too much effort for me as a consumer means no sale for them and the poor seller who chose someone who is only thinking about their own sales leads.
