This blog comment from the 2008 Remodelling Cost vs Value report is interesting in that it suggest curb appeal projects (siding, roofing, decks, etc.) play a stronger role in realizing ROI upon selling.

I think the siding thing is limited to certain markets but then again, if the home isn't brick, then new siding can make a difference in appearance. The new spray stucco is another alternative.

Of courser as a home stager who added on RE licensing that is not news to me.  Home staging in all its fullness is going to be the way homes are sold. All things equal the home priced the best and with the most "appeal" will sell first.

Kathleen is right. The new tax break is the perfect bonus for someone getting their home ready for sale. Now the owner can increase the 'appeal' of their home and get money back. Asking an agent or a stager for advice will help them put the money into the right areas.
