So how many homes sold in my neighborhood? this is a common question asked.  Many thinking of selling this spring wants to get a sense of the market.

 In 2008 there were 438 less closing than in 2007.  You might have noticed many for sales signs around town, however careful examination of the numbers point to the fact that almost all towns saw a decrease in the number of sales.  For example in Red Hook there were 63 sales in the town and 3 in the village in 2007, however in 2008 only 37 in the town and 8 in the village.  Fishkill on the other hand saw a small increase going from 87 to 99.

Most towns saw a drop in the average and median price.  Rhinbeck was one town that saw an increas in both average and median prices; going from an average of $580,774.00 in 2007 to $645,260.00 and a median of $389,000 to $555,000.00 however here too sales went from 37 to 25.

Jennifer this Market Report is a great example of how Real Estate is local.  For example even though Dutchess County as a whole had a decrease in sales, one of the town Fishkill had an increase.

Bill - Here is hoping we will gain some grounds this year.

George - Yes even within a county the market varies by town.  Real estate is truly local.

Joan - I am not sure there was a particular reason.  Fishkill however is located in the southern part of the county and a good commuter location to Westchester, you can also get the train to NYC this could have been a consideration since we were dealing with high gas price.

Jennifer - As interest rates became more and more attractive in December, sales were actually up from 2007 by 29%.

Carol - with the drop in interest rate there is an upswing.  This data reflects listings only  from the MLS and addresses the entire 2008 which showed 438 less sales than in 2007. 2007 was also down from 2006 see the attached data Dutchess County Market Report by Towns for 2006-2007

The numbers don't lie.  This is great information to provide to your clients in your local area.  I recently had a client with whom I shared this type of information.  She looked at me as serious as can be and said, I don't care what the numbers say, my house is worth $X....which happened to be $20K more than recent sales :)
