Downtown Long Beach Condo

j0399523.jpgSeveral months ago I received a call from a woman I had met 2 years prior. At that time she was thinking about selling her Downtown Long Beach condo. It was an investment property, little was owed on it and it was cash flowing nicely, I advised against the sale - in a hot sellers market. It was a good investment, was paying off nicely and was great retirement income. She could easily purchase without selling that Long Beach condo.

 

Recently the same woman contacted me again. She wanted another investment condo. It had to be in one of two specific buildings, had to be on the 4th (top) floor and had to be a rear one bedroom unit with loft and a Downtown Long Beach view. There were none available. Fourth floor condos, like these, were not often available. I assured her that all was not lost.

 

j0400516.jpgOver the next few days I sent letters to the owners of the one bedroom with Downtown view, loft units, in those 2, and 3 other similar buildings. The owners were advised that I had a 'specific' buyer, who was very well qualified, looking for a specific unit - theirs. The letter stated that I was not necessarily looking to list their property, that this was a genuine request, not a mass mailing, if they were thinking about selling, at any time in the near future, to please contact me - as soon as possible.

 

About a week later I received a call from a very nice gentleman who owned the exact condo in Long Beach that we were searching for. He had already relocated out of state, had a relocation company and had listed the unit, and of all wonders - it was not yet on the market, is this perfect or what?

II used this approach when I first started in RE.  Sometimes it worked and sometimes it didn't.  It's always worth a shot though.

I have done that several times and it worked well.  Just need to be careful and really have buyers otherwise people will stop responding.

That's what a great Realtor does. I live in a market that is so hot right now, and most Realtor will only take easy deals that show up at their feet. Good to see that some people still feel challenged and empowered to make things happen. That's the power of intention.

Actually having the buyers is a critical component, otherwise you are just another fraud giving the professional a bad name.

Laurie, I thoroughly enjoyed reading this story & was pleased as punch to hear about the extraordinary service from Brian Brady!  This is the sort of thing that the recent 60 Minutes piece  totally doesn't get...agents & lenders who get the job done & go above the call of duty & deliver extraordinary results to clients.  I know they (the client mentioned in this blog post) truly appreciated your efforts!

Thank you Lola, and yes this is just the level of service they do not have a clue about.  The client needed a lot of hand holding all the way through, the deal is over and I still speak with her daily, we have become friends.  I will be listing one of her homes very shortly.

Great article. I know an agent who writes only these kinds of letters and 95% always has a success story and if not usually ends up with a listing. He is so good at the letter writing, that other agents have him write similar letters for them in trade for maybe their graphic knowledge. The owners seem to take these letters a little more seriously, and if written well will actually pick up the phone and call to see if there really is a buyer. Obviously, sometimes it is "just good timing" and the owner is in the process of considering to sell, but I think that sometimes knowing that someone wants to buy for a good price, sparks the idea in the owners head to sell. I am happy to hear your story had a happy ending.

I have had good luck with these letters.  I believe that in this market these letters have real value.  People who are thinking about selling and are aware of the current market conditions may see the value in a stress free, pre-listing sale.
