Released by Attorneys’ Title Insurance Fund, Inc., the 2009 Fund Real Estate Forecast, as compiled by economist Hank Fishkind, Ph.D. of Fishkind & Associates, Inc., uses The Fund’s extensive online records of deed data from more than 30 Florida counties to paint a picture of the future of Florida real estate.

The Real Estate Forecast provides a detailed look at Florida’s real estate outlook for 2009 through 2012 ... and incredibly, the future doesn’t look as dire as we all might have feared.

Among some of the highlights —

Since the main sources of Florida’s population growth draws from the Midwest and Northeast and due to current economic conditions, most people from these areas are unlikely to come to Florida in big enough numbers to make an impact. Therefore, Florida won’t see a resurgence of growth until the middle of 2010.

While all Florida housing markets will be down through 2009, the Orlando metropolitan area will continue to outperform other markets through 2012. This is due to Orlando experiencing less overbuilding in recent years, its healthier employment market, and its smaller condominium market compared to other urban centers like Miami/Fort Lauderdale.

Fishkind concludes that Florida’s economy will recover by 2011. By then, according to his estimates, the following will occur:

  • Population growth will reach 275,000
  • Job creation will exceed 100,000 jobs
  • Housing starts will surpass 125,000

The outcome of increased demand will push prices back up to levels last reached in 2006, a welcome relief to homeowners across Florida.
