There is a lot less inventory available in my market area than what the MLS tells me. In searching for a home for a particular clients parameters the mls brought up about 50 listings. I started calling the listing agents and when I was finished with the 50 calls I had 12 properties that did not have offers that had been either accepted by the Seller waiting for bank approval (short sales) or had verbal acceptance from the bank (reo's) and just waiting for contracts. The MLS systems need to adjust their policies to reflect the current market conditions. It is a real bad service to the marketplace to think that there are tons of available homes out there when there are really only a few that are available.
I have seen an upswing in telephone calls at the office. It is either people are getting cabin fever and just want out doing something or they are ready to move! I am in the midwest.
