Thinking that realtor tours and open houses are a waste of time?  Here is a wonderful venue to entice realtors and experts alike to show off a home prepared well for this real estate market!

Via Karen Dembsky, Atlanta Home Staging (Peachtree Home Staging LLC, Home Staging in Atlanta, GA):

I recently staged an occupied home that belongs to a great Realtor, Rachel Hayes with Prudential Georgia Realty.  She has Realtor partner, Leigh Steele

Together, Rachel and Leigh formed a TEAM prior to listing that they thought would give them the most powerful sales presentation possible for the home.

  • They had the home pre-inspected by Gary Sloan of Advantage Inspection
  • They contacted Dave Loefflerof Met Life for mortgage lending information
  • They had the home appraised by a local appraiser, Sam Burch
  • And I had the privilege of staging the home.  I worked with a combination of Rachel's furnishing and accessories and my Peachtree Home Staging's accessories and furniture solutions.
  • Last, but not, least the home was video's by Tom Knight's Knightyme Video Tours

So, ready for market, right?  Well, yes, but, these two clever Realtors had one more thing they wanted to do!  I know, you must be thinking, what possibly could be left undone?

Rachel and Leigh planned a wine a cheese party at the home, having all of the "TEAM" invite everyone we knew to come and see the PRESENTATION POWER OF A NEW LISTING THAT:

  • Has been inspected
  • Has complete lending information available
  • Has been appraised
  • Has presentation perfection through home staging services
  • Has complete on-line video room to room presentation

We had folks crawling through the home steadily for over two straight hours.  There was "oh-ing" and "ah-ing" in every room.  People were reviewing what an inspection report included,  People were checking out the appraisal in detail.  Rachel and Leigh were in constant conversation, as was I, on how home staging works.  I noticed several people walk out with my brochure!

It was such a great format for networking.  Even though the people there were not necessarily there to buy this home, the one commonality among the guests was their mutual interest in our individual services.

Here's the invite the TEAM sent out:

Thank you for some great ideas - I have tried the wine and cheese with a lender but you were smart to open it up even more.

Margaret - all I can say is wow! Who covered the cost of the appraisel and inspection, the team or the seller?

Great idea to get people in and looking around without feeling pressured!  I'll have to remember this one...

Great way to promote her home and nice way to give a referral testimonial of valued services as well.  I know of an open house trying to attract Realtors where they had a professional photographer available to take photographs for agents to update their look.  Worked great!  Good luck on continued great business.

Great! Last year my QB and I had an Italian themed dinner for a Realtors open house on a higher end home. It was a great evening and many loved it. I think I will see if we can do this one for the prospective buyers. Thanks

Margaret, isn't this a great idea?  I want to do something similar.  Thanks for the reminder.

This was a n excellent promotion opportunity for the house being sold, as well as for the services of each member of the team. Let us know how soon it goes under agreement!

Hi Margaret,

What a wonderful idea.  I'm sure the sellers really appreciated all the additional work the realtor put into the open house.  It's different, fresh and exciting.  I'm going to pass this idea on to my realtors!

Thanks.
