 So I'm new, and feeling the right amount of beginner's luck and hard-work starting to confused real estate guypayoff...

I'm wondering though where I'll continue to pull leads from 2-3 months down the road, as my friends and family can only buy so many houses. I'm asking for referrals, but I'm afraid to slow down and lose momentum. I feel that a deal or two additional a month would drastically change my business, and get my moving forward with even greater momentum.

Does anyone in the community have any feedback on experiences with buying leads? Please comment with where you get them from, how much the cost, the quality of leads, and your success rate (if known).

I've not had positive experiences with purchasing leads. I'd go with heavy blogging out to localism directed at my market.

Woooo.  Tough time to join this business. 

I have not heard of anyone with credible claims for good results from buying leads.  However, if you have some money to invest, you might want to study the Google AdWords.  It takes a bit of study, but it works.

Best yet, get a good web page up for your area and work your ActiveRain blog.

Did anyone every tell you it was going to be easy???

I have not heard of anyone who has had success with lead buying.  Congratulations on your decision to start now.  I do believe that those of us who can make it through these tough times will be all the better for it.

My suggestion is to get out in the community and get involved in as many things as your time will permit.  I believe that will serve you better in the long run.

Blog, promote yourself, even direct mailing, yes. Buying leads...nope.  Been there, done that. It is a waste of money!

definitely a tough time to join! I've heard it can be tough in the best of times, but you're only 24 and starting a career once... can't put off growing up! HA

and thanks for the info on your experiences with lead buying. I imagine with how the sites call and call that they are very high commissioned sales (high pressure tactics, etc.)... high commission usually (not always) means poor product.

I like the Google AdWords, have a SITE... I've been actively blogging, but I'm just not clear on how my blog can prop up my Google rank.

Joe, I dont know anyone that has had any real success in buying leads.  The overall reason people choose a realtor is because of a referral (it is a huge margin) Meet and greet can not be replaced by buying a lead.  So do open houses, (even if its not your listing), Meet as many people as you can, KNOW YOUR market and Wow the people you meet with your knowledge... Silly as it seems, wearing your name tag is not a bad thing either... you may find that you are asked questions while shopping. yet another person to add to your SOI

Joe,

Buying leads is not the way to go. Get out and prospect, door hangers, knock on FSBO's, charity events, hand out business cards, tell your family to hand out business cards. Internet, Internet, Internet, get your website going. Read about landing pages in google and set them up to capture your own leads, if you want to spend money on leads do it yourself. Best of luck!

Hey Joe, I have been there done that...bought a ton of leads....not really worth the money, I have not really seen a company that is.. (unfortunately) I have had more luck doing my own SEO

Read the Google Webmaster Guidelines.  If you can learn to speak Google, you will learn how to send traffic to your web site.
