An idea to reduce inventory!

Hey fellow agents, are you like us, your agressive, have a great marketing plan and no matter how much we advertise, spend and market our listings are getting lost in the shuffle due to the inventory on the market. Here's a new proposal:

I think we as agents should band together, go through our listing inventory and eliminate all listings that are more than 10% "out of market". Of course none of us want to this, because we are afraid some bottom feeder will come along, eventually get that big price reduction and sell the property. Plus we've already spent the money on staging, photo's, web placement etc. Thats why it will take all of us to be in synch.

I know that of our 20 listings, 4 have no shot at selling in this market at the price they are at and the sellers are unwilling to lower their price. Thats 20% of our inventory. Some of us have 10% some of us have 30%, but i honestly believe we can eliminate 20% of the current inventory.

Imagine the media coverage, "inventory shrinks by record amount", "the market is coming back", "get a house while you still can", "Obama saves the day!".

It's going to take us Realtors to turn this around, we can't wait on uncle Sam! Let's do it! Thats my $.02

Hi Lee and Julie~ That would be a great idea if everyone would do it!  Waiting on uncle sam or anyone for that matter is a joke!

Believe it or not Lee & Julie...I have been doing that. When I go to a listing and they are unreasonable with the price I don't take it. I tell them they are hurting my reputation as an agent. It does not make me look good to have my sign in their yard for 6month/1year. If they are not willing to price their home competitivey...their home is not "on the market". When they say...if it sells fine if it don't fine...I run. When we list a home we are already working "in the red". And this day and time I can't go that route.

Let's all take a stand and see what happens!!

I like Debbie Clifton's decisiveness! Now if only we could all have that attitude...housing market would certainly improve (by forcing home sellers to get real.) Now on the other hand, I know of a home seller in Dallas TX who is lowering the price every week, until he gets an offer. What a joy it'd be for us if all sellers are that reasonable and motivated.

I've heard several agents in our market talking about passing on overpriced listings recently.  For those that aren't grossly overpriced, and the sellers hear you but are not really listening, I make price improvements part of the listing agreement.
