Buying a Foreclosure - FHA 203k Streamline - Part 1

When looking for that new home, especially in today's Real Estate environment, a lot of people think they are going to make a super deal by buying a foreclosure, and maybe they will. Yesterday, I announced the new Fannie Mae HomePath program for Fannie Mae foreclosures, today, I want to discuss the FHA 203k Streamline that works on nearly all foreclosures.

Let’s take a look at the foreclosed property for a minute. First of all, we have a property that has been someone’s home and was probably pretty well cared for, or possibly, it was a rental and has seen better days. Either way, the owner was not able to make the payments for whatever reason and when they stopped making payments, they probably also stopped with their upkeep of the property. So, most often, you have a home that has been vacant for a few months with an absentee owner (a bank or mortgage investor) that is unwilling to put any more money into the property than they already have invested.

 

The home could be in need of a new furnace. It might have carpet that looks like the former owners had cows for house pets or it might have a roof that is barely keeping the rain out. Are you prepared to make those repairs as soon as you buy the home? Is the house even financeable as it stands.

 

It may or may not still be a good deal as long as you do your homework. Number one on the homework list of things to do is to find a good lender that can help you with an FHA 203k Streamline loan so you can get those repairs done. Interesting information.  I just put a client into a 203K product and we are just waiting for word on the final inspection before we sign the purchase and sale agreement.

I won a bid on a Hud home for a client and was told it had to go 203K.  Fine, I thought, as the lender the buyer had didn't flinch.  He was in GA & the home was in IL.  After 30 days this lender tells us he cannot do a 203K in IL!  Now my buyer has to pay an extension fee and the original lender gives us another broker that supposedly can do a 203K in IL.  He took the application paperwork and pretty much disappeared.  We get a 3rd IL lender and the same thing happens.

On the 4th try this lender sounds more upbeat and knowledgeable.  She is also very honest, telling me that 203K's take so much more time & effort, cost the buyer more and the loan officer makes much less with it for twice the work involved.  She gave my buyer some suggestions which my buyer followed.  She kept asking me why this home had to go 203K but she would not call our local Hud person to find out.

After doing more research I find a 5th lender that sounds more gung ho than anyone else.  Once again, he speaks to my buyer (whom every lender said was qualified) and my buyer tries calling him back, to no avail.  In the meantime, my buyer is forced with more extensions (costing $225.00 each), or canceling the offer.

She unahppily cancels and gets half of her earnest money returned, which I guess she was lucky to get.  The price of the home was $47,000 and I realize the loan officers were not making much money on it.  Is that the only reason they backed off?  Again, each one said the buyer was qualified.

Judy - You said the loan had to go with a 203k but you didn't say if it was a Streamline or not. The full 203k is really a different loan product than the 203k Streamline. The difference is astronomical. I don't offer the full 203k and most lenders don't. The Steamline is limited to $35,000 in repairs and reserves but nearly as easy to deal with as a normal FHA loan.

The amount of the purchase could have had an effect on some lenders, it is a pretty small loan amount, but someone concerned with customer service over profit should work the same no matter what the loan amount. Sorry for your difficulty.

Thanks, Fred.  I've been in the biz for a long time but have never done a 203K so this was new to me.  In fact, the last Hud bid I won was probably 20 years ago.  I cannot pull up the Hud listing anymore since it's not on their site but the contract just showed 203K.  That must be the difference, it wasn't a 203K Streamline, although I thought that was mentioned by someone at some point. 

We looked at a couple of other potential HUD homes after she gave up on this one and they specifically mentioned "203K Streamline availalbe" in their description.  I'll have to keep up with the one she lost as she was really interested in it and see when it goes back on their site if 203K Streamline is mentioned.

The Streamline really is an excellent program. I did a full 203k several years ago and swore I would never do another one and I haven't. I know there are those that do them and do them well, but not me.

Wayne - That would be a heck of a combination. According to the HUD website, we don't have any properties that qualify in Oregon.

I have never heard of the "streamline" verision of this loan.  It would be great to hear more about it and what makes the process different than a standard 203K loan.  I was jazzed to see you are licensed in CA too- I currently have no lenders that seem to be able to handle these at all. More info!!

  Hi Fred--My wife and I recently bought a HUD home and did the 203K Streamline loan.  We are looking to do an addition to the home.  Are there any Lien restraints we should be aware of?  I think we read somewhere in our loan agreement that no Liens can be put on the property for the first six months of the loan.  Is there any truth to that or can we take out a Home Equity Loan as soon as the work for the 203KS is completed?  Thank You
