I represented a Buyer on a really nice single-story home (what we call a "rambler" out here, a "ranch-style" home elsewhere). It was situated on a half-acre wooded parcel in a small 40 home residential development.  Usually, property boundary lines are not that important in these types of properties, but this situation proved different. Years ago a friend, and fellow REALTOR® bought a house on a corner lot to use as an office. He didn’t get a survey even though it was standard practice. After all he could read a meets and bounds description and pace it off, we all could it was part of the salesmen’s exam at the time.

 

Then the house behind sold and the new buyer did get a survey before closing, he didn’t mention the encroachment until after closing. He then demanded his three feet of the garage. A very expensive 3 feet of real estate latter and our hero learned when buying get the survey!

Most of us don't even know our exact corners - I think it should be a requirement in the P&S and from the mortgage company.

I think it would be a good idea to have one done on every deal if the house has any land at all.  I have to say i've never had one done for a client but would be interested to find out how much it costs because if it isn't to much I think that might be something I push harder.
