It seems like the foreclosure situation has caught the attention of first time investors.  I was on an inspection for the second time on a fixer upper.   Well we didn't know it was a fixer upper until we got a closer look at the house.  The house has potential, yet some of the work to be done requires professional tradesmen.  An attempt by the unskilled may cost a lot more than the potential savings.  This was the edge of the comfort zone for the buyer.  They appear to be comfortable in renovation work, yet not quite that fixer upper.

Their agent was very attentive to pick up on their hesitation to invest.  I was impressed by what hapenned next.  As we continued the inspection, the agent was really paying attention to the types of questions the buyers were asking about the condition of the house and what it will most likely take to properly address and fix the problems. By the time we were done with the inspection, their agent had already lined up two other houses that might be better suited (or within the repair comfort zone) for the buyers.

I had anticipated hearing the agent "pushing" professional referrals to try and get the buyer to feel better about that house.  I was surprized (and amazed) that the agent was paying more attention to the buyers reaction than the condition of the house.  Also that within the hour there was also enough time to squeeze in a few calls and line up two other properties to view.
