Effective January 1, 2009, Citizens will not insure any residential structure located within the "Wind-Borne Debris Region" (all of Miami-Dade County)with an insured value of the structure of $750,000.00 or more that does not have shutters or other "opening protectors" on all openings. A property will be in compliance if the shutters or opening protectors comply with the Florida Building Code in effect at the time of installation.
This means that if you buy a single family home where the structure is worth more the $750,000.00 be sure that it has approved window protection or you might have a difficult time finding wind insurance.
