We all know that when we need a tradesman we usually need him instantly!  A pipe broke, your water heater is not heating, your sub flooring needs to be replaced etc etc.  It is funny how some investors try to entice these tradesman to go to THEIR property first.  They promise the tradesman with "bigger jobs" down the line!  Some promise them lunch and drink!  These and other reasons are useless!

How do I get them to do my work right now, this second?  I pay them the same day I get the statement!  This means that if they hand me the statement the second they finish the job I pay them on the spot!  If you get the statement 5 days later in the mail then I mail out the check the same day.

Word will spread that you pay instantly and you will have every tradesman in your city wanting to help you out anyway they can.  Tradesman do not like chasing people down for money, never ever never!  So take this advice and start getting your work done instantly and with care!  Until next time....

Peter,  I have the same experience.  I get GREAT service from all of my vendors because I pay fast.  As part of the service I provide to my clients I arrange for all repairs to be done.  I either have a security agreement with them so that I pay the tradesman with my $$$ and get reimbursed or I get a credit card number from my client.  I always get their approval before work begins which is usually via email so it is done quickly.  I inspect the work when completed and pay on the spot.  Works every time.

I think it helps too that they understand that you will use them constantly. It may be a small job but if you are a consistent client, you will get priority still. It is always about the relationship.
