I was struck by a sign that I saw that said, "If you are having trouble paying your mortgage, Call me for information on how to short sell it!" I thought about this and wondered if some agents are using our current economic crisis as an excuse to prey on struggling homeowners. A short sale should not be taken lightly.

In previous markets, a small number of people would have life changing circumstances such as medical disability, Loss of Job or Bankruptcy where they simply could not meet their mortgage obligations. In our current economy, a short sale has almost been a buzz word for getting out of your predicament and getting to walk away. Don't misunderstand me. There are plenty of people that were duped into believeing that what they were doing was the right thing. There are also plently of investors and people who knew that they couldn't afford the home they were buying who had a "what the heck" attitude.

The challenge is that it is difficult, if not impossible to separate these two groups. Agents have to make a decision if they want to take on the short sale customer. It involves hours and hours of paperwork, phone calls and frustrating dead ends. I have to laugh at all of the "Short Sale Specialists" that have popped up within the last year. Could we see some credentials please? Does 1 short sale under your belt make you a specialist?

Short sales have always been around and will continue to be. It is the sheer volume of them that we are seeing now that have made bank representatives increase their valium prescriptions.

20 years of experience huh?  I am surprised at your comments above with that much experience.  But maybe your market is different than mine. . . Our unemployment is 15.3 and I do specialize in short sales.  In all the folks I have talked to only two of them were the worthless kind of people you describe them all to be.  Do you doubt there are Real Estate Agents that specialize or are you cynical by nature?  Granted I have not put out any such signs, nor have I seen them.  But that Agent is marketing and has a right to market any way they choose.  Those signs are being seen, as you saw them, hopefully they can help people who would not know anything about help being available.  Just as you help people buy and sell homes, so do we who are specializing in short sales.  And yes, I do have credentials, from your "about me" page, the same number that you do.  I am a Broker-but not managing broker, you have GRI, I have CSSS.  We are pretty even in designations.  Integrity?  you betcha!  Oh wait, Florida is one of the top states for Foreclosures.  Your market isn't so very different than mine, you choose to specialize in something else...we are helping people too, just like you!

Evelyn. I clearly have hit a nerve with you. As with all areas of specialty, there are good and bad agents. I would never suggest that you did not have integrity or were not good at what you do. You also say that you have never posted such a sign. As I said, there are people that truly need a short sale agent with experience. I just took notice of the agents that claim to have experience when they don't!

Lets not forget that there is not a one size fits all solution to helping a client in a foreclosure situation.  I agree with Jim to the extent that when an Agent presents short sale as if it is the first and only option a homeowner has to cure a foreclosure situation there motives are questionable.  If due dilligence has been done and enough information has been gathered to help the client make an inform decision then the integrity of the agent is not questionable.

Its just like a bankruptcy attorney who tells every client that comes in overwhelmed with debt we need to file today...questionable.

I do consider myself a short sale specialist because 4 years ago I committed to 30 hours of training to learn about Foreclosure intervention and short sales.  Since then 75-85% of my business has been short sales.  There are those of us who successfully work short sales and make every effort to stay on top of legislative changes, and banking changes and who through training and experience can call ourselves specialists.
